Aligned with HIAA's strategic priorities of Reinforcing our Foundation, Charting New Territory, and Advancing the Stanfield Experience, the Commercial Portfolio Coordinator – Commercial Real Estate is responsible for supporting the commercial performance, operational effectiveness and stakeholder relationships of an assigned portfolio of commercial real estate assets and partnerships.
Reporting to the Commercial & Real Estate Manager, the incumbent serves as the primary commercial liaison for the assigned portfolio, working collaboratively with tenants, business partners and internal stakeholders to maximize portfolio value, support non-aeronautical revenue growth and deliver HIAA's commercial objectives.
The assigned portfolio includes commercial land leases, office and commercial buildings, car rental operations, airport hotel partnerships, commercial development opportunities and other assigned commercial real estate assets. The incumbent coordinates day-to-day commercial activities, monitors portfolio performance, supports tenant and partner initiatives, identifies opportunities to improve commercial outcomes and helps ensure the portfolio operates in accordance with HIAA standards and strategic objectives. This position works closely with the Leasing & Contracting Coordinator position in the Legal Department
Responsibilities
Manage the day-to-day commercial relationship with an assigned portfolio of commercial real estate tenants and business partners.
Develop and maintain productive relationships with tenants, developers, consultants and internal stakeholders.
Review portfolio performance, occupancy, commercial trends and market conditions, providing recommendations to improve commercial outcomes.
Support the implementation of commercial strategies and initiatives that maximize portfolio value and non-aeronautical revenue.
Coordinate the onboarding, relocation, fit-up and transition of commercial real estate tenants and business partners.
Coordinate commercial activities associated with office tenants, commercial buildings, airport land developments, car rental partners, the airport hotel and other assigned commercial assets.
Coordinate tenant renovations, redevelopment activities and capital projects with Planning & Infrastructure and other internal departments.
Participate in the Airport's Facility Alteration Process (FAP) by representing Commercial & Real Estate interests throughout the planning, review and implementation of tenant projects as required.
Manage leasing inquiries and coordinate property viewings for prospective commercial tenants.
Monitor project schedules, commercial milestones, and operational readiness to support portfolio initiatives and development projects.
Conduct regular site visits to monitor property conditions, tenant operations and opportunities for continuous improvement.
Coordinate the resolution of tenant operational issues through collaboration with internal stakeholders.
Support the development of business cases and the preparation of Requests for Proposals (RFPs) and Expressions of Interest (EOIs) with the Procurement Department & the Legal Department.
Prepare reports, presentations, correspondence and recommendations related to portfolio performance and commercial initiatives.
Represent the Commercial Department on committees, working groups and stakeholder meetings as assigned.
Maintain accurate commercial records, portfolio documentation, and reporting.
Perform other related duties as assigned.

Qualifications
Education & Experience
Diploma or Degree in Business Administration, Commerce, Real Estate, Urban Planning, Hospitality Management or a related discipline, or an equivalent combination of education and experience.
Progressive experience in commercial real estate, commercial operations, property management, business development, or a comparable commercial environment.
Experience managing business relationships and delivering exceptional customer service.
Experience coordinating multiple projects and competing priorities in a dynamic environment.
Experience supporting business cases, Requests for Proposals (RFPs), Expressions of Interest (EOIs) or commercial procurement processes.
Experience analyzing commercial, financial and operational information to support business decisions.
Knowledge & Skills
Strong relationship management, communication and interpersonal skills.
Strong organizational, planning and project coordination skills.
Demonstrated analytical, problem-solving and decision-making abilities.
Knowledge of commercial real estate principles and commercial property operations.
Knowledge of airport commercial development and non-aeronautical business environments is considered an asset.
Ability to build collaborative relationships with internal and external stakeholders.
Proficiency with Microsoft Office 365 and business reporting tools.
Strong written communication, presentation and report writing skills.
Demonstrated commitment to customer service, continuous improvement and workplace safety.
