Aligned with HIAA's strategic priorities of Reinforcing our Foundation, Charting New Territory, and Advancing the Stanfield Experience, the Commercial Portfolio Coordinator – Terminal is responsible for supporting the commercial performance, operational effectiveness and stakeholder relationships of an assigned portfolio of terminal-based commercial assets and partnerships.
Reporting to the Commercial & Real Estate Manager, the incumbent serves as the primary commercial liaison for the assigned portfolio, fostering collaborative relationships with tenants and internal stakeholders to enhance the passenger experience, support revenue growth and deliver HIAA's commercial objectives.
The incumbent coordinates day-to-day commercial activities, monitors portfolio performance, supports tenant onboarding and development initiatives, identifies opportunities to improve commercial outcomes, and helps ensure tenants operate in accordance with commercial agreements, operational standards and HIAA policies.
Responsibilities
Manage the day-to-day commercial relationship with an assigned portfolio of terminal-based commercial tenants.
Develop and maintain strong working relationships with tenants and internal stakeholders to support operational excellence and commercial performance.
Review tenant sales, financial performance and market trends, providing recommendations to improve commercial outcomes.
Support the implementation of commercial strategies and initiatives that enhance non-aeronautical revenue and passenger experience.
Participate in the Airport's Facility Alteration Process (FAP) by representing Commercial & Real Estate interests throughout the planning, review and implementation of tenant projects as required.
Coordinate the onboarding, relocation, renovation, fit-up and opening of commercial tenants.
Liaise with internal departments to facilitate tenant operational requirements and project delivery.
Monitor project schedules, milestones and operational readiness to support successful tenant openings and capital improvements.
Coordinate tenant marketing initiatives, promotions and administration of the Concession Marketing Fund.
Plan, coordinate and facilitate tenant meetings, communications and engagement activities.
Conduct regular inspections to monitor compliance with lease obligations, operational standards, merchandising and brand presentation.
Coordinate the resolution of tenant operational issues and lease compliance matters.
Prepare reports, presentations, correspondence and recommendations related to commercial performance and portfolio activities.
Support the development and evaluation of business cases, Requests for Proposals (RFPs) and Expressions of Interest (EOIs) with the Procurement department & Legal department. .
Represent the Commercial Department on committees, working groups and stakeholder meetings as assigned.
Maintain accurate commercial records, portfolio documentation and reporting.
Perform other related duties as assigned.
Qualifications
Education & Experience
Diploma or Degree in Business Administration, Commerce, Marketing, Hospitality Management, Real Estate or a related discipline, or an equivalent combination of education and experience.
Progressive experience in commercial operations, retail, food and beverage, hospitality, property management, business development, account management or a comparable commercial environment.
Experience managing business relationships and delivering exceptional customer service.
Experience coordinating multiple projects and priorities in a dynamic environment.
Experience supporting commercial procurement activities, business cases, Requests for Proposals (RFPs) or Expressions of Interest (EOIs).
Experience interpreting commercial agreements and supporting contract or lease administration.
Experience analyzing financial and operational information to support business decisions.
Knowledge & Skills
Strong relationship management, communication and interpersonal skills.
Strong organizational, planning and time management skills.
Demonstrated analytical, problem-solving and decision-making abilities.
Knowledge of commercial leasing principles, contract administration and tenant relationship management.
Knowledge of retail, food service, hospitality or airport commercial operations is considered an asset.
Ability to establish collaborative relationships with internal and external stakeholders.
Proficiency with Microsoft Office 365 and business reporting tools.
Strong written communication, presentation and report writing skills.
Demonstrated commitment to customer service, continuous improvement and workplace safety.
