The Opportunity

Under the direction of the Maintenance Supervisor, the incumbent is responsible for maintaining buildings and grounds in clean and proper order and for carrying out material and equipment installations, renovations, repairs, and servicing in the following areas - painting and basic carpentry and basic plumbing on properties, under the jurisdiction of the Housing Agency in accordance with established standards, policies, and procedures.

Responsibilities
  • Assist in cleaning and refurbishing units after tenant move outs and in preparation for re-occupancy; occasionally assist with tenant move outs.
  • Maintain properties under the jurisdiction of the Housing Agency, including maintenance and repairs of walks, driveways and parking areas, drainage systems, curbs and gutters, swales, culverts, manholes, catch basins, etc.
  • Repair foundation including, crack repairs, parging, flashing and related mortar installations.
  • Repair wall frames, floors and partitions, and roofs and sheathing.
  • Install, maintain, and repair the following finished carpentry components: door jambs, doors, exterior fascia, soffits, railings and wood trim, counters, cupboards, shelving, windows, glass, and screening.
  • Install and maintain waterproofing, damp-proofing, caulking, thermal insulation, and vapor barriers, weather-stripping and sound insulation.
  • Restore and install finishes such as drywall, including taping and filling, suspended ceilings, barker board, ceramic tile, flooring including tile, sheet-vinyl, stair nosing's and rubber mats.
  • Remove, replace, or repair locksets and change locks when required.
  • Perform winter snow and ice clearance duties such as but not limited to, salting, or shoveling of snow from steps, landings, emergency exits, ramps and walkways as assigned.
  • Operate motorized equipment such as snow blowers, small tractors, lawn mowers, cement mixers, salt spreaders, etc.
  • Report unsafe conditions or practices and take corrective measures if possible.
  • Actively participate in safety programs and group safety discussions.
  • Respond to after-hours maintenance calls while participating on the call-back roster.
  • Carry out routine cleaning, inspection and servicing of equipment and report defects to the supervisor; and
  • Other duties as assigned.
Qualifications

Must Have

  • Grade 12 or high school equivalent plus five years of experience in building and property maintenance or a related field is required. Must be able to perform basic tasks in carpentry, plumbing, electrical, painting and drywall.
  • Knowledge of residential building technology, basic knowledge of National Building Code and the Occupational Health and Safety Act.
  • Ability to accept responsibility for achieving the expectations of the job/role.
  • Work cooperatively with others and display a positive attitude to further the goals of the organization.
  • Adaptable to change as the job requires, is receptive to new ideas and willing to try new methods and approaches.
  • Ability to interact with the public and tenants in an appropriate manner on job sites.
  • Ability to exercise tact, diplomacy, sound judgment and initiative when investigating, questioning, and dealing with inquiries, requests, and submissions

Nice to Have

  • Possess current Emergency First Aid and WHMIS certifications.
  • Knowledge of computer systems.

An equivalent combination of training, education and experience may be considered.

This position requires a valid driver's license and access to a reliable vehicle. Regular travel in all of Victoria County is required.
