Meridia Recruitment Solutions has partnered with our client, Commercial Properties Limited (CPL) to recruit a Director - Leasing to join their team in Saint John, New Brunswick.


Commercial Properties Limited (CPL) is a commercial real estate development and property management company based in Saint John, New Brunswick. The Company was incorporated in January 1964 and has been developing and managing properties in Eastern Canada for over fifty years, owning and managing a portfolio in excess of one million square feet. Our client's property portfolio includes Commercial and Industrial Warehouse space as well as Class A office space in many Maritime communities. They are also pleased to develop and build commercial real estate projects. To date CPL has developed, built, and leased prime office, retail and light industrial locations throughout Eastern Canada, and continue to look for new opportunities.


CPL is focused on high quality property management. The facilities and service they provide make it easy for their clients to work in comfortable and productive workspaces. Another source of pride for CPL is their experience in restoration and preservation of heritage buildings. Some of their historic buildings, originally built in the nineteenth century, have been repurposed into modern multi-use structures that will endure for future generations.


Role Description
The Director - Leasing will be responsible for providing direction, leadership, and management for all aspects of the real estate leasing and property management scope.


Your responsibilities will include:

  • Oversee the direction of leasing activities, providing guidance to the leasing team and making recommendations to senior leadership during the lease approval process;
  • Develop and maintain a rental strategy across the real estate portfolio on a strategic and operational level;
  • Represent the Company and build strong business relationships with current and future tenants and vendors;
  • Maintain a high level of quality in the assets and service provided to tenants;
  • Foster a positive and productive work environment, promoting teamwork, collaboration, and professional development through the management of a senior team in the functional areas of leasing and tenant relations;
  • Steward the ESG strategy and Energy Management Information System (EMIS) for various properties, in collaboration tenants.

Qualifications
Your qualifications include:

  • Post-secondary degree/diploma in Engineering or bachelor's degree in business administration, or a related field of study;
  • Minimum 7+ years' experience working directly with Commercial, Office, and Industrial Property Management and experience directing and managing all aspects of real estate administration, including negotiation of leases, rent reviews, contract amendments, and consents;
  • Possess a strong environmental, health and safety mindset, and up to date on current fire, life, safety and building codes;
  • Excellent people management, strong organizational & time management skills, and the ability to manage multiple priorities;
  • Must have a strong customer service orientation while managing a breadth of responsibilities;
  • Dynamic communicator who is comfortable interacting at all levels of the organization, as well as with business owners, tenants and suppliers;
  • Critical thinking and problem-solving skills with a strong attention to detail.
