Maintenance Supervisor

Under the general supervision of the Operations Manager, the Maintenance Supervisor is responsible for ensuring that their assigned units are maintained in a good state of repair. Furthermore, the incumbent must provide supervision to their work unit through planning daily work schedules, coaching and/or mentoring, conducting performance reviews and administering discipline, where appropriate.

Responsibilities
  • Plan daily work schedules and assign work to maintenance staff, painters, and property maintenance as well as external contractors.
  • Supervise staff including selection, orientation, training, assigning work, conducting performance reviews, monitoring attendance, and administering discipline.
  • Ensure that all employees and contractors carry out their duties and responsibilities in a safe manner and in accordance with relevant provisions of the Nova Scotia Occupational Health and Safety Act and NSPHA Occupational Health and Safety policy.
  • Lead the safety program including toolbox meetings, safety checks, job hazard assessments, incident reports and accident investigations, coordination, and management of task-specific training for all staff.
  • Perform and document regular inspections (vacant unit, annual and capital) to buildings and properties for deficiencies, determining appropriate course of action to ensure repairs are undertaken and to ensure the buildings are maintained in a safe and habitable condition.
  • Other assigned duties.
Qualifications
  • Certificate of qualification under the Apprenticeship and Tradesman's Qualifications Act of the Province of Nova Scotia or interprovincial certification (Red Seal Journeyperson certification) with at least three years supervising diverse employee groups, including non-unionized and unionized staff.
  • Experience in inspection of single and multi-unit residential construction, as well as a thorough knowledge of, and competency in, the interpretation and application of various building regulations and codes is required. Sound knowledge of custodial and grounds keeping practices and procedures.
  • Good knowledge of budgeting techniques.
  • Competency with desktop applications such as Microsoft Office.
  • Administrative and organizational skills are required to plan work schedules and execute preventive maintenance programs.
  • Ability to read blueprints.
  • Possess a valid Nova Scotia driver's license with access to a reliable vehicle for work purposes.

Assets

  • Working knowledge of Yardi Property Management software.
  • Good knowledge of planned maintenance procedures as well as an awareness of building codes, municipal by laws, Provincial Acts and Regulations such as Workers' Compensation Act, Occupational Health and Safety Act and appropriate fire regulations and the Collective Agreement.
  • Good knowledge of building construction and maintenance repairs with specific knowledge of plumbing, carpentry, and electrical systems.
