THE ROLE

The Senior Building Operator is responsible for an office and retail mixed-use portfolio in Metro Vancouver and is accountable for the management of the properties, tenant relations and tenant improvements. This includes proactive site management of assigned properties while providing exceptional customer service and fostering positive long-lasting tenant relationships.

LEADERSHIP

  • Supervise and oversee performance of building operation staff with the support and collaboration of the Senior Property Manager
  • Provide technical input with respect to the building Operations
  • Ensure all building operations staff and contractors are adequately trained and supervised to perform all tasks required of them, and as so assigned, in a safe and competent manner

TENANT RELATIONS

  • Attend to tenant and management work order (electronic or otherwise) requests in a timely manner; ensure Senior Property Manager is apprised on regular basis of operational and tenant concerns
  • Lead service delivery to tenants and coach, supervise and mentor building operator on first class service

PROPERTY MAINTENANCE & REPAIR

  • Control, maintain and supervise all aspects of building and occupant operations to good industry practices
  • Perform, track and record good practice preventative and predictive maintenance for building systems such as HVAC, plumbing, mechanical, electrical, fire and life safety systems; update such preventative and predictive maintenance program(s) regularly
  • Direct responsibility for all aspects of the high-pressure steam boilers, heating and cooling systems ensuring support staff is familiar with the safe practice in maintaining, operating and controlling this equipment
  • Conduct the chemical water treatment of the heating and cooling systems; maintain logs and inventory
  • Supervise all life safety issues and systems, and establish the highest of operations standards
  • Maintain the BOMA Best Certification or similar; ensure ongoing adherence to programs and policies; provide assistance with any other LTP building in achieving similar certification
  • As required, perform hands-on general cleaning, plumbing, electrical, painting, carpentry and HVAC repairs along with other miscellaneous duties
  • Maintain lighting on a daily basis throughout the building; ensure appropriate inventory
  • Assist with maintenance of exterior ground as necessary, including snow removal, ice melt, sanding, etc., in the winter months; sweeping, power washing, and ground maintenance (including irrigation systems) in summer
  • Ensure common areas, exterior, vacant suits, storage, and mechanical areas are neat and tidy at all times; report, document and correct any irregularities; responsible for the appearance and safety of the property

ADMINISTRATION

  • Actively participate in the annual operating budget process
  • Provide monthly operational reporting as specified by the Company

CONTRACTOR MANAGEMENT

  • Build relationships with service providers that are aligned with Low Tide Properties' values
  • Ensure trades are compliant with WorksafeBC regulations and insurance requirements
  • Ensure contractors complete the work as defined in their contract

OTHER

  • Willing and able to work overtime in the event of emergency; available for on-call duty on a rotational basis
  • Provide supporting coverage at other Company properties during vacation and illness of other operators
  • Ability to spend up to eight hours walking, standing, climbing stairs, lifting,
  • Ability to perform physical work including bending, kneeling, pushing, pulling and lifting up to 50 pounds
  • Complete tasks as assisted by property management team

QUALIFICATIONS & REQUIREMENTS

  • 5-10 years' experience as a Building Operator or equivalent
  • Class 4 Power Engineering Certificate or equivalent preferred
  • Supervisory experience an asset
  • A valid driver's license and clean drivers abstract
  • Exceptional leadership, communication and customer service skills
  • Excellent analytical, problem solving, and decision-making skills
  • Takes responsibility for all actions and decisions; ability to follow through until a resolution is obtained
  • Works efficiently under pressure and maintain a calm focus
  • Excellent organization and time management skills
