We are looking for our next experienced Project Manager for some exciting new projects coming up in the Calgary area.

POSITION SUMMARY

The Project Manager will be reporting and taking direction from the Project Executive in all aspects of the construction process on the project that they are assigned. The Project Manager, working with the Project Superintendent, will be responsible for efficient, timely fulfillment of all corporate and project obligations. The Project Manager role is diverse and varies between each project. The Project Manager is also responsible to foster and develop client, consultant, third party and trade relationships in the course of their duties.

KEY RESPONSIBILITIES

  • Provide guidance and input throughout the design and value engineering phase.
  • Direct the handover from the Development/Estimating team to the Operations team.
  • Finalize project estimates with the estimating department including buyouts for various trade scopes.
  • Review and or prepare prime contract against submitted tender and/or proposal, ready for senior management review and client /consultant review.
  • Prepare project execution plan.
  • Establish project organization charts and staffing needs.
  • Work with the accounting department to set up project cost summary forms, project financial information, cash flows and billing schedule.
  • Prepare and issue letters of intent (LOI) and subcontracts.
  • Coordinate bonding and insurance requirements and ensure their timely placement for the project.
  • Create and manage schedule.
  • Establish and manage client and corporate objective and project charter.
  • Implement the corporate safety program and, together with the Corporate Safety Manager, ensure ongoing safety inspections, safety hazard assessments, compliance with the safety program by all staff and subtrades, and other duties related to ensuring the safety program for the project.
  • Track productivity and performance of the project.
  • Manage stakeholder expectations.
  • Establish and manage the project schedule, including the implementation of the Last Planner System, while utilizing collaboration and buy-in processes with project subtrades and suppliers.
  • Chair trade, owner/consultant meetings and issue minutes.
  • Monthly invoice review and approval, financial reports, including the preparation of monthly project reports, both internal and external.
  • Client billings including preparation, payment, etc.
  • Dispute and claim management.
  • Lead and train project teams including developing and mentoring support staff including project coordinators, junior project managers.
  • Prepare the project close out procedures including quality control inspections, punch-lists and deficiency completion, start up and handover requirements.
  • Manage the trade contractor deliverables for project close out, including start-up, warranties, demonstration requirements.
  • City inspections and other required inspections by applicable authorities.
  • Final consultant inspections and issuance of C Schedules for occupancy.
  • Manage all requirements for timely building occupancy.
  • Substantial completion certificate.
  • Management of Warranty period including rectification of any warranty issues.
  • Manage financial collection and closeout.

QUALIFICATIONS & EXPERIENCE

  • A Post-Secondary Certificate/Degree in Engineering, or the equivalent, of a designated Professional Engineer, or a Technical School graduate in a Construction related discipline.
  • Minimum 10 years experience working in a Project Management role for a General Contractor/Construction Management organization, managing construction of multi-unit high-rise construction projects.
  • Commercial, Industrial or Institutional buildings.
  • Can lead, mentor and motivate project teams with a hands-on approach.
  • Must be able to competently manage the construction process from project start-up to project closeout for projects of all sizes and levels of complexity.
