The Role
We are looking for a part-time Resident Caretaker to service a 33-unit rental building in Victoria, BC.
Responsibilities
The Resident Caretaker will be responsible for all administrative and maintenance duties including:- Administrative work involved in the operation of the building
- Collect, deposit and record all rents
- Maintain accurate files and tenant ledger cards for each tenant and suite
- Issue warning/breach letters to tenants when applicable, serve evection notices to tenants when applicable
- File for and attend arbitration hearings
- Complete accurate detailed move in/out reports for each tenant
- Comply with regulations as contained in the Residential Tenancy Act
- Supervise contractors
- Prepare detailed incident reports related to accidents, altercations, damage to the property and/or other application incidents
- Issue purchase orders for all work/supplies being undertaken at the building
- Other duties related to the efficient administrative operations
- Responsible for cleaning of common areas of the building
- Responsible for light maintenance jobs inside the units as well as in the common areas
- Responsible for basic landscaping around the building
Qualifications
- One (1) year experience as a building Caretaker is preferred
- Strong maintenance skills required
- Knowledge of the Residential Tenancy Act preferred
- Organized, motivated and professional
- Excellent customer service and communication skills
- Proficient in Microsoft computer applications
- Live in position preferred
