As a Residential Estimator, you will be responsible for various tasks and deliverable and will report to the Estimating Manager, covering both single and multi-family divisions. Conceptual duties include but are not limited to collection and analysis of cost data, performance of unit price takeoffs, execution of project procurement and budget execution processes, and conceptual estimating for sales and option pricing. Other duties will be assigned as necessary.

Responsibilities

  • Prepare, review, and coordinate full cost estimates and retail pricing for new model, option, and elevation designs.
  • Perform job based budget analysis and field release processes.
  • Perform full scale project tenders, cost comparisons and project analysis for presentation to Estimating Manager and other senior management.
  • Completion of custom sales and design center job based pricing.
  • Perform competitor plan and specification comparisons.
  • Perform high level feasibility analysis for new and emerging innovative products that can be incorporated into standard specifications or options.
  • May assist in the execution of pricing database maintenance.
  • May assist in scope of work development and maintenance.
  • Building Permit applications
  • Issue purchase orders and variance purchase orders, with consideration toward budgets, scope of work,
  • Completion of construction release packages to trades and site staff including management of all web portal documents
  • Communication and coordination of engineering documents to site staff and municipal authorities
  • Applications for site ID's required for site energy servicing
  • Mitigating issues from energy providers including communication with site staff.
  • Completion of production reports and scheduling updates
  • Manages all scopes of works, purchase orders, job starts etc. with trades, manufacturers, Consultants etc.
  • Comprehensive take off of materials, services and other total project cost categories, pricing of all units, and unit finishes.
  • Arrange for project insurances, NHW enrollments, Utility applications, Building Permit applications, safety permits etc.
  • Attends project trade meetings.
  • Maintains historical database of project costs, designs, and trade lists etc. for forecasting purposes.
  • Working with the Production Manager and Site Supervisors, review and approves all invoices, purchase orders, extras etc.
  • Working with Corporate Finance, Project Accountants and President, responsible for scheduling and presenting monthly variance reporting.
  • Responsible to assist Estimating Manager with forecasting, updating, monitoring, managing budget changes, cost savings, revenue updates, and variances.
  • Other duties as assigned

Qualifications and Experience

  • Ability to read and interpret building specifications, blueprints, and as-builds.
  • Technical knowledge of the Residential Construction industry
  • Estimating and Building Construction Courses or equivalent experience
  • Mathematical skills and analytical skills necessary to do material and labor estimates.
  • Mathematical skills and analytical skills necessary to interpret job cost reports.
  • Ability to use cost-estimating software to prepare cost quotes and bids.
  • Minimum 2-year technical diploma or equivalent post-secondary education. A 4-year degree is considered an asset.
  • Require 5 years' experience working in new single and/or multi-family home construction.
  • Proficiency with Microsoft Office products, particularly word and excel is considered an asset.
  • Proficiency with homebuilder sales, purchasing, accounting, and budgeting software such as HomeFront, Sales Simplicity, BuilderMT, Timberline, Precision Builder, etc..
  • Effective verbal and listening communications skills.
  • Strong understanding of construction timelines and scheduling.
  • Complete understanding of the residential sales and construction processes.
  • Ability to manage time effectively to ensure deliverable are met.
  • Ability to work in a fast paced, team oriented setting.
  • 1-3 plus years of project coordination, project scheduling, and systems implementation.
  • Strong ability to multi-task; be proactive; and understand attention to detail. Complete understanding on the product design, sales and construction processes.
  • Highly competent in quantity takeoffs, budgeting, and value engineering building protypes.
  • Stays current with Building Code (National and Provincial), Mandatory Warranty requirements, Condominium Act, Labor Relations, Safety Codes etc.
