Building Manager in a Retirement Home

As a Building Manager, you will be responsible for the repair and maintenance of all equipment in the building and the suites, the cleanliness and upkeep of the grounds, and to follow the preventative maintenance program. Additional responsibilities include monthly Life Safety Audits, WHIMIS and Fire Training. You should be able and willing to perform physical duties inside and outside the home when necessary; must be able to move heavy objects and can co-operate with staff and ability to work in small areas and from high heights.

KEY RESPONSIBILITIES

Maintains the building in good repair and keeps free of hazards such as those caused by electrical, plumbing, heating, and cooling systems.

Observe and monitor all areas of the facility for ongoing maintenance and servicing requirements and carries out repairs as required

Document and implement the preventative maintenance programs

Perform mechanical maintenance and repairs to equipment

Performs general repairs including but not limited to repairing drywall, painting, and repairing doors and other building fixtures.and repairs to plumbing and electrical systems

Perform general carpentry work and repairs such as installing floor and wall tiles, repairing drywall, mud and taping, etc.

Planning, directing, training, assigning and scheduling work assignments for the team members of the Maintenance Dept.

Facilitates department budgets including ensuring sufficient resources/equipment are available through budget preparation and maintenance

Refer problems requiring specialized work such as electrical or plumbing, to outside contractors and monitors work performed and obtain approval to do such

Monitors environmental fire safety conditions, equipment and alarm systems.

Maintains the emergency pull cord system and emergency lighting system in good working order.

Performs periodic tests of systems and keeps required records of test results.

Keeps heating and air-supply units in good working order.

Performs regular monthly maintenance checks of all equipment and supplies within the residence.

Performs monthly maintenance check of the building, equipment, grounds and residences.

Performs routine maintenance and repair work.

Co-ordinate maintenance work with other departments.

Maintains the exterior grounds; salting, snow removal, weed control.

Minor plumbing, removes/installs toilets, faucets, water supply hoses and flow valves.

Maintains required records and reports as outlined in the policies and procedures of the maintenance department.

Maintains the residence in a safe and clean environment.

Keeps work areas and storage rooms neat and orderly.

Participates in staff meetings and applicable educational training.

Follows established safety rules and policies and procedures of the maintenance department.

Maintains effective communication both written and verbal with residents and staff.

Performs daily, weekly, and monthly inspection of all fire safety equipment.

Inspects fire extinguishers on a monthly basis.

Complies with all policies and procedures.

Completes all required mandatory training/education.

Complies with the Occupational Health & Safety Act, Workplace Safety, and Insurance Act and W.H.M.I.S. This includes recognizing health and safety hazards, reporting incidents, fulfilling responsibilities under the applicable legislation, as well as participating in in-services and fire drills.

Must haves:

Background in a building trade is an asset with the ability to read and interpret building prints and drawings.

Bonus points for having: WHMIS training would be considered an asset. Occupational Health and Safety Certification preferred, Knowledge of heating and air conditioning systems. Familiarity with operational features of fire alarm and security systems. Knowledge of building codes and safety standards

Computer skills including Excel/Word/Outlook

Effective verbal and written English communication skills required.
