The Manager, Residential Operations will be a leader on the property team and a member of the Senior Leadership Team. They are responsible for the tactical execution and communication of the company's strategic direction, as it relates to their team and portfolio, and ensuring the successful execution of all initiatives. The Manager will have a proven track record in maximizing the performance of a portfolio of properties, be a motivator, a good communicator, and a hands-on manager responsible for overseeing the day-to-day operations of a property team.

Responsibilities

  • Manage the overall operations of a portfolio of multi-family residential properties, including tenant relations, lease management, and maintenance oversight.
  • Ensure that properties meet the company's standards and financial goals.
  • Perform regular site visits and inspections.
  • Supervise all maintenance and repairs along with any approved capital spending and review all invoices for payment.
  • Managing capital projects.
  • Develop and implement budgets for the properties.
  • Ensure all resident inquiries, concerns, and complaints are managed.
  • Oversee lease agreements and renewals.
  • Handle tenant disputes and enforce lease terms.
  • Determine property maintenance requirements.
  • Review contractor bids and negotiate maintenance contracts.
  • Ensure timely and cost-effective repairs and improvements.
  • Manage existing property team processes as it relates to building operations and capital projects to ensure compliance and effectiveness.
  • Identify areas for improvement and recommend procedures to enhance operational efficiencies.
  • Understand market trends to identify opportunities for increasing revenue from existing properties.
  • Lead a team of property managers, property administrator and maintenance technicians.
  • Coach, counsel, and discipline employees.
  • Monitor and appraise job results.

  • Coach staff members in effective communication skills so they can resolve resident issues quickly and efficiently.
  • Ensure team is up to do date on mandatory and legislative training initiatives.
  • Accountable for property risk management, safety standards and employee and resident liability.
  • Handle legal and regulatory matters related to the properties.
  • Must be available to respond to resident emergencies and other urgent issues 24/7.
  • Have extensive knowledge and understanding of the Residential Tenancies Act.

Education, Experience and Qualifications:

  • Bachelor's degree or certificate in related field.
  • 10+ years of increasing experience in Property Management.
  • Experience in leading Capex projects on time and on budget.
  • Outstanding negotiating skills.
  • Superior knowledge of industry regulations and operational guidelines.
  • Experience in a supervisory role and managing staff.
  • Proficient in Yardi property management software and Microsoft Office Suite
  • Be self-motivated with a sense of urgency.
  • Excellent time management and organizational skills, with the ability to prioritize and shift tasks quickly as well as to work independently.
  • Effective problem-solving skills, with the ability to adapt to changing needs.
  • Ability and willingness to travel and attend to entire portfolio – currently, London, Kitchener, Guelph, Moncton NB, Halifax NS
  • Valid Ontario G Drivers License in good standing (clean driver's abstract).
  • Have your own vehicle.
  • Valid Passport.
