Salary:

The Real Estate Manager for a premiere family office client is integral to the investing strategy. You are an experienced and dynamic leader overseeing the operational and financial performance of our diverse portfolio of office, retail and industrial properties. You will develop and manage a high-performance team responsible for existing building operations including brand management, leasing and facility management. In addition, you will be involved in the acquisition and disposition of properties, contributing to the growth and strategic objectives of the organization.

As a key member of our senior management team, you will help optimize the family office support infrastructure (finance, risk, legal, technology, operations and people) to elevate our real estate operations. You are highly organized, possess exemplary communication skills (both written and verbal), methodical, detail oriented, and a professional problem solver. You possess expertise in commercial building operations and a desire to learn and implement new technologies and tools.

Areas of focus:

BRAND MANAGEMENT

  • Develop and maintain a positive brand image for the commercial properties aligned with leasing and community engagement efforts.
  • Engage with the local community to enhance the property's standing and contribute positively to the neighborhood.
  • Foster positive relationships with tenants through regular communication, events and problem resolution.

LEASING MANAGEMENT

  • Develop and execute leasing strategies to maximize occupancy and rental income.
  • Collaborate with leasing agents and brokers to market available spaces.
  • Analyze competing opportunities and deal structures.
  • Negotiate lease agreements, renewals, and expansions with existing tenants.
  • Administer leases and manage landlord obligations and tenant relationships.

FACILITY MANAGEMENT

  • Responsible for maintaining the physical infrastructure and operation of our real estate assets.
  • Develop a team of building managers to oversee day-to-day facility operations.
  • Implement programmed maintenance schedules to ensure long-term asset protection and oversee reactive repairs while minimizing downtime and cost.
  • Identify, coordinate and supervise improvement initiatives to enhance value.

FINANCIAL MANAGEMENT

  • Maximize financial performance of the real estate portfolio while mitigating risk.
  • Work with the finance and accounting team to develop the necessary financial reporting and analysis to support real estate operations.
  • Assist with property level financing and overall portfolio leverage.
  • Manage relationships with lenders and financial institutions.
  • Develop and monitor property budgets and analyze financial performance, ensuring financial objectives are met.

ACQUISITION, DISPOSITION AND DEVELOPMENT

  • Participate in the strategic leadership of the property portfolio identifying trophy properties for acquisition, advise on potential disposition or redevelopment projects.
  • Conduct financial analysis to evaluate investment opportunities.
  • Manage due diligence for acquisitions and dispositions.
  • Participate in negotiations for property purchases and sales.
  • Work collaboratively with legal and finance teams to ensure smooth transactions and integrations.

SUPPORT INFRASTRUCTURE

  • Work closely with senior management team to optimize the family office infrastructure to support real estate operations:
  • People Management: Supervise and mentor property management teams, fostering a positive work environment.
  • Operations Management: Develop, document and maintain operational processes to enhance tenant satisfaction, financial performance and efficiency.
  • Technology Management: Implement and oversee technology solutions to improve property management processes.
  • Risk Management: Identify and mitigate potential risks associated with property operations and investments. Work with our insurance brokers to ensure proper coverage and minimize premiums. Legal Management: Collaborate with our legal advisors on leasing and other property transactions. Ensure compliance with local regulations. Additional duties and responsibilities as required throughout the course of employment.

QUALIFICATIONS

  • Bachelor's degree in real estate, finance, business, or related field. Master's degree is a plus.
  • Proven experience in commercial real estate asset management, with a focus on building operations, leasing, and financial management.
  • Strong understanding of market trends, property valuation, and investment analysis.
  • Excellent negotiation and communication skills.
  • Knowledge of legal and regulatory aspects of real estate transactions.
  • Proficient in financial modeling and analysis.
  • Ability to work collaboratively with cross-functional teams.
