Work Location: Fully onsite

Hours: Monday to Friday, 8:00 a.m. to 5:00 p.m.

Our client, a privately held real estate developer in Edmonton, is seeking an Analyst, Construction Funding to join its

capital team. This intermediate role owns the monthly construction draw process across an average of 25 loans a month,

working with lenders and quantity surveyors to make sure projects are funded accurately and on time. It suits someone

with hands-on construction draw experience who wants to grow with a fast-moving, high-growth company.

Position Overview:

  • An intermediate-level role in the capital team, focused on capital deployment and the financial mechanics of construction project funding. Owns the monthly construction draw process across an average of 25 loans a month, making sure funds flow to projects accurately and on schedule. Works with third-party quantity surveyors and lenders, validating contractor and vendor invoices against lending agreements, approved budgets and lender conditions. Works closely with Finance, Accounting and Construction, and with the project accountants and project managers on each project.

Responsibilities:

  • Manage the monthly construction draw process across an average of 25 loans, making sure each loan is funded on time.
  • Review and validate contractor and vendor invoices against project lending agreements, approved budgets and draw schedules.
  • Confirm that invoiced amounts, cost codes and supporting documentation meet lender requirements before each draw is submitted.
  • Gather the right supporting documents for each drawdown, working with the project accountants and project managers on active projects.
  • Prepare and support draw request packages for submission to lenders, ensuring they are accurate and complete.
  • Walk third-party quantity surveyors through the progress of each project so their reviews on behalf of lenders support the amount being claimed, for example showing that a project at 30 percent complete supports a draw of 30 percent of the funds.
  • Maintain a working understanding of active projects and of how each loan is set up.
  • Track project funding and draw status against construction schedules and lending agreement milestones.
  • Identify discrepancies between invoiced amounts and lending agreement terms, then investigate and escalate as needed.
  • Liaise with lenders, quantity surveyors and the internal capital team on draw-related matters.
  • Monitor holdbacks, retention and lien-related requirements as they apply to invoice and draw validation.
  • Maintain accurate, audit-ready records of loan draws, invoice approvals and supporting documentation.
  • Partner with the Finance and Accounting teams to reconcile invoice payments, without posting accounting entries directly.
  • Support the capital team with ad hoc financial analysis related to project funding.

Must Have Qualifications:

  • 2+ years of experience in quantity surveying, project finance or construction lending
  • Undergraduate degree, certificate or equivalent education in finance, business, construction management or a related field
  • Experience with the construction draw process, with the ability to explain it in detail
  • Working knowledge of construction loan agreements, draw processes and lender requirements
  • Experience reading and interpreting lending agreements and contracts to validate invoices against their terms
  • Understanding of how funding mechanics and lending covenants work, as distinct from bookkeeping or accounting entries
  • Experience working directly with quantity surveyors and lenders
  • Experience managing multiple draws and deadlines at once
  • High attention to detail and accuracy when reviewing financial documentation
  • Experience working cross-functionally with Construction, Finance and Legal teams
  • Strong written and verbal communication skills
  • Proficiency in Excel

Like To Have Qualifications:

  • PQS or CIQS certification
  • Commercial construction loan experience
  • Experience across the full loan process, from initial loan setup through to funding
  • Experience with construction or project finance software

Why You Should Work Here:

  • An extremely high-growth company, with the chance to play a real part in building it.
  • Room to grow into the front end of the loan process, including initial loan setup and funding, and into broader finance and capital work.
  • Strong contributors are recognized and advance as the company grows.
  • A great culture with a work hard, play hard mindset.
