Our client is a growing organization with a geographically distributed property portfolio of residential assets and has a strong focus on maintaining high standards across its buildings and operations. As the organization continues to expand and evolve its maintenance function, they are introducing a new senior-level position to provide greater technical leadership, consistency, and operational oversight across Saskatchewan.

The Maintenance Manager will play an important role in strengthening preventative maintenance practices, improving asset performance, supporting field teams, and establishing consistent maintenance standards across multiple sites.

This is a hands-on leadership opportunity for an experienced maintenance professional with a strong technical and mechanical background. The successful candidate will be comfortable moving between strategic planning and practical troubleshooting, while also helping develop the overall technical strength of the maintenance team.

Key Responsibilities:

  • Provide regional leadership and technical direction across a geographically dispersed maintenance operation.
  • Establish and reinforce consistent maintenance standards, procedures, and best practices across multiple locations.
  • Conduct regular site visits throughout Saskatchewan to assess building conditions, maintenance requirements, and operational priorities.
  • Identify opportunities to improve efficiency, service levels, asset reliability, and overall maintenance performance.
  • Promote a proactive maintenance culture focused on preventative care, safety, asset preservation, and continuous improvement.
  • Monitor maintenance activity, service levels, work order trends, recurring issues, and outstanding requirements to identify areas requiring attention.
  • Partner with property and operational teams to prioritize maintenance requirements and address emerging issues.
  • Lead the development, implementation, and ongoing improvement of preventative maintenance programs.
  • Ensure preventative maintenance schedules are being completed consistently and effectively.
  • Review recurring maintenance issues and identify opportunities to address root causes rather than relying on reactive repairs.
  • Conduct building and site inspections to identify deficiencies, maintenance requirements, and potential asset risks.
  • Help identify longer-term equipment, building system, and lifecycle requirements.
  • Provide recommendations regarding repairs, replacements, deferred maintenance, and capital requirements.
  • Support initiatives designed to improve equipment reliability, reduce reactive maintenance, and extend asset life.
  • Provide hands-on technical guidance and troubleshooting support for complex building and maintenance issues.
  • Apply strong knowledge of mechanical, electrical, plumbing, HVAC, life safety, and general building systems.
  • Assist field teams with diagnosing complex or recurring equipment and building-system issues.
  • Review proposed repair solutions and provide technical direction where required.
  • Help ensure maintenance work is completed safely, efficiently, and to an appropriate standard.
  • Serve as a technical resource for maintenance personnel and operational stakeholders
  • Evaluate the technical knowledge, skill levels, and overall competency of maintenance team members.
  • Identify skill gaps and areas where additional training, coaching, or development may be required.
  • Establish a clear understanding of the capabilities of different levels of maintenance personnel and help determine where additional technical support is required.
  • Provide ongoing coaching, technical mentorship, and field-based guidance to maintenance employees.
  • Help establish appropriate expectations around technical standards, troubleshooting, preventative maintenance, safety, and quality of work.
  • Support the development of training and skills-building initiatives for the maintenance team.
  • Provide indirect leadership and direction to field maintenance personnel while working collaboratively with local property and operational leadership.
  • Participate in recruitment, onboarding, and evaluation of maintenance personnel as required.
  • Encourage accountability, professionalism, safety, and continuous improvement throughout the maintenance function.
  • Coordinate with external contractors, trades, and service providers when specialized expertise or additional resources are required.
  • Help evaluate vendor performance, quality of work, responsiveness, and cost effectiveness.
  • Review scopes of work and provide technical input on maintenance-related projects.
  • Ensure external maintenance work is completed to appropriate quality and safety standards.
  • Assist with identifying opportunities to improve vendor relationships and service delivery
  • Provide technical input into maintenance budgets, forecasts, and longer-term asset planning.
  • Assist with evaluating larger maintenance expenditures and repair-versus-replacement decisions.
  • Identify potential capital requirements and asset lifecycle concerns.
  • Support larger maintenance and building improvement projects as required.
  • Monitor maintenance-related spending and identify opportunities for greater efficiency.
  • Promote a strong safety culture across the maintenance function.
  • Ensure maintenance activities are performed in accordance with applicable safety requirements, building standards, and regulatory obligations.
  • Identify potential operational and maintenance risks and recommend appropriate corrective action.
  • Support inspections related to fire/life safety and other building systems.
  • Maintain appropriate documentation and records relating to maintenance activities.
  • Provide support during urgent or emergency maintenance situations when required.

Key Qualifications:

  • 7+ years of progressive experience in building maintenance, facilities, property maintenance, or a related technical environment.
  • Experience providing maintenance leadership across multiple properties, sites, or locations.
  • Strong technical and mechanical knowledge, with the ability to troubleshoot and diagnose complex building-system issues.
  • Strong understanding of HVAC, mechanical, electrical, plumbing, life safety, and general building systems.
  • Demonstrated experience developing and managing preventative maintenance programs.
  • Experience assessing the technical competency and skill levels of maintenance personnel.
  • Proven ability to coach, mentor, train, and develop technical teams.
  • Comfortable providing indirect leadership and influencing team members who may not report directly to the position.
  • Strong problem-solving and decision-making skills.
  • Experience working with contractors, vendors, and external service providers.
  • Strong organizational skills and the ability to manage competing priorities across multiple locations.
  • Excellent communication and interpersonal skills.
  • Comfortable working independently and travelling regularly to sites throughout Saskatchewan.
  • Valid driver's licence and access to a reliable vehicle.
  • A recognized trade certification or technical designation would be considered an asset.
  • Experience in multi-family residential, commercial property, facilities management, or a similar multi-site environment is strongly preferred

Compensation

The successful candidate will receive an annual base salary between $105,000-$115,000 dependent on experience + bonus + comprehensive benefits package.
