The Project Accountant will support Arbutus Properties with all aspects of day-to-day accounting activities including reconciliations and related reporting. This is an ideal opportunity for someone who is eager to advance their accounting career in the real estate development industry with a dynamic and rapidly growing company. The successful candidate will be an integral part of the finance team based out of Vancouver, BC, reporting to the Senior Manager, Development Accounting.
Responsibilities include (but are not limited to):
Development Accounting
- Maintain detailed job cost ledgers for each development, tracking and reconciling actual costs vs. approved budgets (soft costs and hard costs), and ensuring accurate project cost coding.
- Liaise with construction teams to prepare and maintain project budgets, cost-to-complete forecasts, and monthly budget updates based on committed costs, change orders, and construction progress.
- Prepare variance analysis to identify cost overruns and trends across projects; stay current on project schedules and communicate cash flow implications to relevant stakeholders.
- Prepare monthly draw packages for lenders (including cost summaries, lien holdbacks, and supporting documentation); validate expenditure completeness and accuracy; and track and reconcile holdbacks and release schedules.
- Manage vendor payables and support cash flow planning by monitoring, prioritizing, and communicating invoices for payment, and assist with cash flow forecasting at both corporate and project levels.
- Review invoices for accuracy and general ledger coding on timely basis; ensure adherence to internal approval workflows and cost controls.
- Support preparation of management reporting packages, including project job cost reports and budget vs. actual analysis.
- Support project capitalization, transition to income-producing property, and post-project cost reporting and analysis.
- Maintain and improve job cost systems, cost codes, and reporting tools; support ERP/project accounting system implementation or optimization.
Corporate Accounting
- Prepare monthly, quarterly, and annual financial statements for corporate and project-level entities, including GL account analysis, subledger reconciliations, and support for multi-entity consolidations.
- Manage month-end close, including journal entries, accruals, bank reconciliations, credit card and expense report reconciliations, fixed asset schedules, intercompany transactions, and cost allocations between entities and projects.
- Support external audit engagements through preparation of working papers and responses to auditor requests; ensure compliance with tax, regulatory, and lender reporting requirements.
- Assist with GST filings, corporate tax, and partnership reporting; track tax-related project costs and inputs.
- Identify opportunities to streamline accounting operations, strengthen internal controls, and document and enforce accounting policies and procedures.
- Mentor and support junior staff, including developing training materials; assist with implementation of new accounting software and tools as needed.
Experience and Qualifications
- Bachelor of Commerce Accounting or Diploma in Accounting (or equivalent)
- Chartered Professional Accountant (CPA) designation (or equivalent) or currently enrolled in CPA program with planned completion date is considered a strong asset.
- 2+ years or progressive related experience in accounting/financial analysis.
- Advanced proficiency in Excel and Word; experience with Yardi and/or QuickBooks Online is an asset.
- Strong analytical and problem-solving skills, with the ability to identify issues and escalate appropriately.
- Excellent written and verbal communication skills, with strong relationship-building abilities and a high degree of professionalism and discretion.
- Highly organized and detail-oriented, with the ability to manage competing priorities and deadlines in a fast-paced, dynamic environment.
- Self-starter with a willingness to learn and adapt to change.
