About the role:
A Property Manager for PMI Properties., is responsible for overseeing the daily operations of the company's rental properties (residential and commercial), ensuring tenant satisfaction, and maintaining the quality and safety standards. The property manager is responsible for helping to prepare an annual operating budget and ensuring that spending is controlled withing that budget. A property manager for PMI must have excellent communication, organizational, and problem-solving skills, as well as a strong knowledge of the local rental market and relevant laws and regulations.
What you will do:
Operations
- Oversees and ensures completion of all property inspections, both routine and legally mandated, on a quarterly and annual basis.
- Supports the leasing department in preparing units for occupancy, ensuring they meet company standards.
- Collaborates with both in-house teams and external contractors to manage cleaning, security, maintenance, parking, and grounds keeping, ensuring optimal property conditions.
- Facilitates the smooth transition of tenants into new buildings, working closely with leasing teams and construction crews.
- Guarantees the success of move-in and move-out processes, ensuring tenant satisfaction and operational efficiency.
- Works in tandem with the property accounting team to offer insightful commentary for reports to senior leadership, enhancing decision-making.
- Liaises with Marketing, Design and Construction departments as needed
- Coordinates tenant occupancy of new buildings
- Creates operating budgets and onboarding plans for new buildings
- Tracks Environmental related issues at properties and ensures compliance by tenants and vendors.
- Ensures multiple quotes are generated for jobs that require contractors in order to stay within budget
- Strictly adheres to and enforces all company health, safety, and operational policies, ensuring a safe and efficient work environment.
- Develops, maintains, and periodically updates the annual maintenance plan to ensure property upkeep and efficiency.
Financial:
- Develops and manages annual operating budgets for properties, ensuring financial targets are met.
- Secures multiple quotes for contractor jobs in line with company SOPs, promoting cost-efficiency and quality.
- Closely creates POs, reviews and approves vendor invoices to ensure services align with property management requests and budgetary constraints.
- Monitors to ensure rent collection and legal proceedings are following company objectives.
Tenant Relations:
- Cultivates and maintains positive relationships with tenants, ensuring their needs are promptly and professionally addressed by property staff.
- Builds and strengthens relationships with tenants, contractors, vendors, and other real estate professionals to foster a collaborative property environment.
- Collaborates with the leasing team to swiftly resolve tenant issues, enhancing tenant satisfaction.
General Duties:

What you bring Skills and Qualifications:
- Minimum 3 to 5 years experience as a multi-residential and/or commercial manager.
- University degree in Business or related field or professional designation in Property Management an asset.
- Exceptional written and oral communication skills.
- Excellent customer service delivery.
- Strong interpersonal skills.
- Strong command of MS Office products: Word, Excel, Outlook, PowerPoint.
- Detail-oriented; able to resolve problems using facts and sound reasoning.
- Strong financial literacy with the ability to read financial statements.
- Reliable method of transportation (preferably a car) to get to the various properties.

Schedule:
- Monday to Friday 8 30 am to 5 pm
- On call as per call priority schedule
- Available for peak periods during evenings and weekends in August and September
