Job Overview: The Director, Investment Properties provides leadership, direction, supervision and training to a team of Property Managers so that the Investment Properties division continues to maintain high client satisfaction, expand employee development, and grows the portfolio, while enhancing the bigger Company's culture and services.
  • Must be willing to travel to Vancouver Island when needed.
Key Responsibilities: Oversee Department Property Managers:
  • Provide support and guidance to IP Property Managers and leasing team with respect to daily operations
  • Provide ongoing support and guidance, with a particular focus on both client and employee satisfaction
  • Routinely monitor progress and develop measurable action plans to resolve issues
  • Provide insight and direction on difficult service and technical issues – residential tenancies, capital project work, and managing trades
  • Recruit and onboard team members, and conduct formal and informal performance reviews
  • Ensure that the team adheres to corporate policies such as time accounting and payroll, payroll, client accounting, and human resources
  • Lead professional development and training initiatives
You will work collaboratively with the SVP and other Director to develop and implement strategies, policies and procedures, and technology to grow the portfolio and improve the Company's service delivery and competitive position. This includes:
  • Continually monitor client feedback (watchlist, client satisfaction survey, client meetings) and develop pro-active responses
  • Represent the Company at industry events, and effectively communicate Company initiatives to internal and external audiences
  • Implement technology to improve the work experience of Property Managers, Administrative and Property Accounting teams
*Directors may be required to manage a portfolio for interim situations and will need to complete vacation coverage and be on call after hours as required depending on operational requirements. Skills & Qualifications:
  • At least 5 years of experience as a Rental/Investment Property Director or equivalent role.
  • Thorough knowledge of the Residential Tenancy Act, knowledge of the Residential Tenancy Branch procedures, Strata Property Act, Builder's Lien Act, Personal Information Protect Act, Employment Standards Act & Workers Compensation Act
  • Highly efficient, organized, and skilled at time management in a high-volume, face-paced environment, and work well under pressure and deadlines. As well as outstanding written and oral communication required.
  • Excellent proficiency with computers as well as financial acumen – budgeting, work planning, and expense management is a must.
  • Ability to read, analyze, and interpret technical procedures, bylaws, statutes, regulations or documents with a similar degree of complexity
  • A successful People Leader with high Emotional Quotient (EQ) which provides you with deep insight into client and tenant needs as well as working well with a team.
  • Exceptional customer service skills, and can help the team find a creative solution client or tenant challenges
A current Representative License to provide Rental Property Management Services as issued by the BC Financial Services Authority, a valid BC driver's license and access to a vehicle with business insurance are requirements of the role. Strong preference will be given to candidates who also hold their Strata Management License. What We Offer: As a full-time associate, you will be eligible for full comprehensive benefits including health & dental.
