Position Responsibilities

The Maintenance Supervisor, Residential is a member of the Property Management team and supports the overall maintenance, repair, and renovation of all properties in order to maintain a safe environment for tenants, visitors, and employees. This includes supervising a team of Maintenance Workers in the operation, maintenance, the repair of buildings and individual units; answering and determining emergency calls; generating work orders, performing unit inspections, assisting with annual inspections; and responding to tenant concerns and service requests.

Maintenance Responsibilities

  • In-suite service requests per day, workers must be prepared to respond to a variety of maintenance needs, often with very little advance notice and with a selective degree of urgency. The following skills and responsibilities are critical to position:
    • Facilitating plumbing - includes the repair, replacement or installation of faucets, diverters, pipes, valves toilets, and bathtubs
    • Handing electrical work - includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, climate control systems, and baseboard heaters
    • Conducting drywall repair - includes filling in small holes caused by nails, patching and sanding walls in preparation of paint between the time a tenant vacates a unit and a new renter assumes occupancy
    • Conducting Painting -includes minor touch-ups following damage repair and new coats of paint applied to unit walls between the time a tenant vacates a unit, and a new renter assumes occupancy
    • Managing appliances - includes the repair, replacement, or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, and air conditioners
    • Facilitating grounds-keeping -includes mowing grass, pulling weeds, trimming, and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping, or raking leaves, and tidying up bark or other ground covering
    • Managing snow removing -includes shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down rock salt atop icy surfaces to prevent slipping
    • Providing customer service - includes professional, prompt, and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services
    • Time managing - includes maintaining an organized scheduling and tracking system, using a mobile device and computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency
    • Assisting with emergency situations - includes providing initial response, answering emergency calls, serving as the first point of contact, and offering on-site assistance upon arrival
  • Various other duties and responsibilities as assigned

Supervisory Responsibilities

  • Monitoring the use of labor materials, supplies and equipment used in the maintenance, construction, and repair of properties
  • Maintaining preventative maintenance programs
  • Training employees performing the duties of maintenance, construction, and repair of properties. Responsibilities include providing training, including mandated regulatory training and skills development training
  • Ensuring the proper maintenance of equipment, tools, and vehicles
  • Monitoring the safety of Maintenance Workers by instructing individuals in proper safety procedures and monitoring work in progress including the preparation and review of safe work practices required to comply with OH&S regulations, site reviews and incident investigation
  • Assigning, scheduling, and coordinating work and projects in a timely manner
  • Facilitating and organizing work of outside contractors when the need arises to ensure the issue is resolved satisfactorily with quality in mind for safety of the suite and building
  • Preparing estimates for repairs and renovations, as required
  • Sourcing and ordering supplies and tools via online for projects and inventory, with approval as required
  • Supervising the training of employees and report on performance
  • Maintaining an inventory of tools and consumable materials
  • Assisting in performing scheduled and as needed inspection and preventative maintenance on tools and equipment to maintain operability of the tools and equipment
  • Various other duties and responsibilities as assigned

Minimum Qualifications

  • Education: High School Diploma or the equivalent, witha strong working knowledge of plumbing, electrical, and general mechanics. Trade certification preferred
  • Experience: Previous construction and/or maintenance experience an asset with 5-7 years of experience in a maintenance and 1-3 years of experience in a supervisor role related to the position
  • Must supply and maintain a personal set of tools suitable for general maintenance tasks (e.g., hand tools, diagnostic devices, safety gear). Specialized equipment will be provided as needed
  • Strong interpersonal and customer service skills
  • Must be punctual and reliable
  • Able to work independently and as part of a team
  • Able to follow direction and problem solve
  • Be respectful towards tenants, building managers and management etc
  • A strong work ethic, and strives for excellence
  • Valid BC driver's license and clean driver's abstract required may be required if driving a company vehicle
  • Proven ability to lead a team and delegate work appropriately
