Position Overview
We are seeking an experienced and highly motivated Project Manager to lead the planning, execution, and delivery of our multi-family residential projects in Edmonton. The successful candidate will manage all phases of development and construction, ensuring projects are completed on time, within budget, and to the highest quality and safety standards.
Compensation:$132,000 per year plus bonus
Responsibilities:- Lead full project lifecycle for wood-frame multi-family developments (up to 6 stories).
- Contribute during key pre-construction phases, including land due diligence, entitlement review, development permitting, budgeting, design coordination, and cost estimating.
- Manage the post-DP permitting process, including obtaining building permits, servicing agreements, and ensuring condominium bylaws, disclosure documents, and registrations are completed in time for project start-up and occupancy.
- Negotiate profitable agreements with external vendors, contractors, and subcontractors to support multiple concurrent projects across regions.
- Supervise trade selection in collaboration with Construction and Warranty teams; negotiate and issue subcontracts, trade agreements, and major purchase orders aligned with project timelines and cost targets.
- Administer trade and supplier invoicing, ensuring contractual compliance and clear scope alignment, while maintaining strong, respectful relationships with trade partners; apply a “firm but fair” approach to contract enforcement.
- Coordinate with internal and external consultants, architects, engineers, and municipalities to align development timelines and resolve issues proactively.
- Maintain project scopes of work with accuracy and clarity to avoid scope gaps or costly errors.
- Monitor and report on project KPIs: cost forecasting, schedule milestones, safety, risk, and profitability.
- Prepare and lead internal project reviews and reporting cycles.
- Complete project close-out and handoff to Property Management with all final permits, warranties, and operations manuals in place.
- Uphold Briarstone's safety-first culture by setting the standard for job site safety, compliance, and proactive risk mitigation.
- Diploma or degree in Construction Management, Civil Engineering, or related discipline.
- Minimum 3 years of experience in managing multi-family residential construction.
- Knowledge of the Alberta Building Code, the Condominium Property Act, and permitting systems.
- Proven experience with project budgeting, estimating, procurement, and trade management.
- Familiarity with Homefront, BuildPro, Procore, or similar construction software.
- Proficient in Microsoft Project, Excel, and scheduling/contract management tools.
- PMP and OSHA 30 license certification preferred.
- Class 5 Driver's License and personal transportation required.
