Dream is looking for a Senior Manager of Debt

Dream is looking for a Senior Manager of Debt to lead the portfolio management and reporting of Dream's debt. This role combines aspects of real estate finance, accounting, and debt portfolio operations.

The Senior Manager will lead a team of analysts and work with the Associate VP in managing portfolios of loans arranged by the Debt team across asset classes including residential, office, industrial, commercial assets, and large-scale mixed-use developments. In this role, you will be responsible for quarterly cyclical workflows and debt reporting for multiple public entities such as TSX-listed Dream Unlimited Corp, Dream Office REIT, Dream Residential REIT, and Dream Impact Trust, as well as for various private equity vehicles managed by Dream. In addition to collaborating with our corporate accounting teams on IFRS reporting, the Senior Manager will leverage debt data and partner with our asset/portfolio managers and corporate finance and strategy teams to support decision making, organizational growth, and risk management for Dream.

A Day in the Life:

In this role, you will have the opportunity to lead portfolio management and reporting on Dream's debt, which includes land and construction financing, conventional and CMHC-insured term mortgage financing, corporate credit facilities, subscription lines, and other affordable housing and sustainable finance funding within Canada and the United States.

The Senior Manager plays a central role, working cross-functionally with debt origination team members and other departments (e.g. Accounting, Asset Management, Investments, Leasing, Development, Treasury), lenders, and industry professionals. In this dynamic role, you will take on an important risk management role, reviewing research and recommendations put forth by analysts to formulate strategies to be presented to senior leaders including C-Suite, and you will work directly with our lenders in managing maturities/renewals and compliance risk. Your aptitude to learn and take on new projects will deepen your knowledge of the real estate industry, and you will gain exposure and contribute to Dream's debt capital strategies.

Every day is different, providing new experiences and learning opportunities. You will be surrounded with and supported by dynamic colleagues who work hard and enjoy the work we accomplish together. We build strong relationships within our team and across the organization through collaboration and fun social events, too.

Here are some of the responsibilities you will take on:

  • Lead, coach, and mentor a team of Analysts in the debt portfolio management and reporting processes.
  • Provide oversight of and manage quarterly/annual debt reporting deliverables to corporate accounting teams for their financial statement disclosures and MD&A, including debt continuity, scheduled repayments, debt valuation, guarantee liabilities, and interest rate sensitivity.
  • Collaborate with Accounting, Strategic Finance and Asset Management teams to perform risk monitoring of Dream's debt portfolio to manage compliance and maturity rollover risks, including review of historical results, forecasts, refinancing underwriting, borrowing base and covenant calculations.
  • Lead lender financial and compliance reporting.
  • Oversee maintenance of the debt database by the team, ensuring all key debt terms and conditions, as well as lender reporting requirements are tracked following loan execution.
  • Oversee and review a wide variety of mortgage loan-related documentation initiated during the debt financing or renewal process, including commitment letters, credit agreements, financial reports, development plans/approvals, leases, purchase and sale agreements, appraisals, and third-party consultant reports.
  • Lead the preparation of the monthly debt management report for senior executives to support business decisions.
  • Consult with cross-functional teams to collect necessary information for formulation of lender consent requests and respond to lender inquiries.
  • Coordinate debt portfolio operations, including interest rate management, loan draws and repayments from dispositions, and project/property/portfolio level financial and risk analyses to provide debt optimization recommendations and action plans to senior management.
  • Execute loan renewals and refinancings.
  • Special projects, ad hoc reports, and other activities, as assigned.

Your Experience Includes:

  • Bachelor's degree in finance, accounting, and/or real estate. Advanced degree such as CPA, CFA, MF, or MREI considered an asset.
  • Minimum 5 years of experience in commercial real estate finance, REIT reporting, or commercial mortgage servicing.
  • Minimum 2 years of experience leading and developing a team.
  • Understanding of the commercial real estate landscape, with experience in real estate debt modeling or underwriting considered a plus.
  • Experience collaborating with external stakeholders, such as lenders, investors, and public/government stakeholders.
  • Proficiency in financial reporting and analysis.
  • Advanced Excel proficiency, including but not limited to the use of tables/pivot tables, and complex formulas. VBA coding/macros considered an asset.
  • Experience in accounting / consolidation systems (e.g., JD Edwards, Insight) and adaptability with learning new applications.

Areas that play to your strengths:

If you have experience and knowledge in the following, we consider this a great asset for being successful in this role.

  • Ability to lead, develop, and motivate a team of real estate finance professionals to bring out the best in them.
  • Demonstrate leadership and an elevated level of professionalism in dealing with internal and external stakeholders.
  • Advanced Excel proficiency, with ability to manage, analyze, and synthesize large data sets while demonstrating strong attention to detail, with commitment to quality, accuracy, and completeness.
  • Ability to put meaning behind data to see trends, emerging risks, and integrate high-level corporate strategy into recommendations and action plans.
  • Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation.
  • Ability to decipher complex language in loan documents and other contracts.
  • Strong people skills, you are a hands-on team player with a proven ability to collaborate and build relationships at all levels of the organization and with external service providers and stakeholders.
  • Curiosity, thirst for knowledge and growth, ability to reason and think outside the box to solve problems, and desire to champion continuous process improvements.
  • Strong time management skills with ability to multitask, prioritize and juggle several projects and work in a fast-paced, dynamic environment.
  • Proven project management skills with the ability to thoughtfully plan and manage multiple projects simultaneously from start to finish, setting clear objectives and delivering on goals.
  • Innovative self-starter – able to identify, evaluate, and execute new ideas and support with results and have no issues with working independently under minimal supervision.
  • Dedicated to continual education and growth of their career.
