Employment Type: Full-Time | Permanent

Compensation: $90,000 – $115,000 base salary

The Role

As Senior Property Manager, you will take ownership of a portfolio of newly registered flag ship condominium properties, managing day-to-day operations in alignment with the Condominium Act and corporate standards. This leadership role focuses on operational performance, client relations, and staff development while ensuring properties are well-maintained, fiscally sound, and compliant.


Key Responsibilities

  • Advise Boards of Directors and site staff on governance, audits, and compliance
  • Oversee vendor management, service contracts, and performance reviews
  • Enforce condominium by-laws and declarations across assigned sites
  • Prepare and review annual budgets, reserve fund plans, and financial reports
  • Conduct weekly site visits and follow up on repairs, deficiencies, and insurance claims
  • Coordinate and attend board meetings, AGMs, and special meetings
  • Support emergency planning and ensure health and safety compliance
  • Lead and develop on-site teams, including hiring, training, and scheduling
  • Assist in onboarding new team members and supporting internal training initiatives

Qualifications

  • 7+ years of experience in residential condominium property management
  • CMRAO General License (required)
  • RCM designation (preferred)
  • Experience managing multiple sites and leading teams
  • Excellent communication and client service skills
  • Strong working knowledge of Microsoft Office and property management systems
  • Organized, self-directed, and calm under pressure
