At Traine Construction and Development and Mainline Living, our communities are built with intention — and led with heart. We believe leasing isn't just about filling units; it's about connecting people with places that feel like home. We don't just talk about prioritizing resident experience — we live it. From the earliest design conversations to the day-to-day service on site, resident experience is embedded in how we think, plan, and lead. As a vertically integrated company, we take full responsibility for the entire picture, asking ourselves tough questions long before a resident ever walks through the door. Resident experience isn't just a frontline responsibility; it's a leadership priority.

As the Director of Leasing & Marketing, you'll manage a talented team, oversee new developments, and ensure campaigns reflect our values. We need a visionary leader to enhance leasing performance and brand presence for our expanding multi-family portfolio. You'll combine creativity, analytics, and leadership to create marketing campaigns, drive occupancy, and lead a dedicated team committed to resident service excellence.

Who You Are

  • A strategic thinker and creative storyteller who understands how leasing and marketing drive long-term resident satisfaction and operational success.
  • A hands-on leader who thrives in a fast-paced, scaling environment, building structure while maintaining flexibility.
  • A passionate advocate for our values: Teamwork, Respect, Attitude, Initiative, Never Give Up, and Excellence.
  • Someone who sees leasing not as a transaction — but as a relationship-building opportunity that shapes communities.

What You'll Do:

??Strategy & Planning

  • Design and execute innovative leasing strategies across new and existing communities.
  • Collaborate with Development, Finance, Marketing, and Operations teams to align leasing plans with proformas, timelines, and community vision.

??Marketing Leadership

  • Oversee end-to-end marketing campaigns that boost brand visibility and generate high-quality leads.
  • Analyze market data and psychographics to craft targeted messaging and outreach strategies.
  • Align all digital, on-site, and corporate branding for cohesive resident engagement.

?? Financial Oversight

  • Build and manage leasing and marketing budgets with a strong focus on ROI and performance.
  • Partner with Finance to forecast leasing revenue and manage concession strategies.

?? Team Development

  • Mentor, support, and grow a high-performing leasing and marketing team.
  • Promote a culture of accountability, learning, and resident-first service.

?? Market Research

  • Conduct competitive market analysis and reporting to support pricing, unit mix, and amenity decisions.
  • Monitor leasing trends and implement data-driven improvements.

?? Launch & Event Execution

  • Lead community launch strategies and grand opening events that wow residents and reinforce our brand.

What You Bring

  • 8+ years of experience in multifamily leasing, marketing, and advertising.
  • 3+ years of team leadership with demonstrated people development skills.
  • Bachelor's degree in Business, Marketing, or related field.
  • Strong knowledge of Yardi, OneSite, or similar property management tools.
  • Advanced digital marketing expertise (SEO, SEM, CMS, HTML).
  • Proven ability to manage complex budgets and deliver results.
  • A track record of creating communities residents are proud to call home.

Why Join Us?

At Traine and Mainline, we build homes and communities with heart. We know that exceptional resident experience starts with people who care — and that starts with you. We offer a collaborative and supportive work environment where your ideas matter and your work has purpose.
