You will

  • Hire and lead the property site teams in BC and Alberta, ensuring the business plan standards are achieved and excellent service is delivered to the residents.
  • Contract and oversee the performance of third-party service contractors/trades ensuring the business plan standards are achieved and excellent service is delivered to the residents
  • Conduct regular property inspections including apartments and common areas and identify opportunities for improvement
  • Prepare and execute the annual operating and capital budgets and undertake monthly financial variance analysis
  • Prepare and execute the annual increases/renewals monthly for the portfolio
  • Conduct a yearly audit of tenant insurance policies
  • Review and approve leases and approve property expenditures
  • Oversee the rent collection process and ensure all Notices are delivered in conjunction with the property site team and initiate appropriate action as required to collect arrears
  • Ensure preventative maintenance is scheduled and completed
  • Compile Resident Handbooks and implement Yardi throughout the portfolio
  • Ensure compliance with relevant legislation including the RTA, Fire Codes, OH&S
  • Ongoing review of local market information to maximize revenue
  • Build Anthems rental brand and presence in the market by working with the Anthem team to develop best in class standards for residential rental, including resident events
  • Foster strong working relationships with other team members including Sales and Marketing, Asset Management, HOC, Accounting, Development and all other stakeholders
  • Provide on-call support for urgent property-related issues

You have

  • Minimum of 5 years experience managing residential real estate
  • Strong understanding of BC and AB Residential Tenancy Act and its application
  • BC Real estate license
  • Excellent communication skills, both oral and written
  • Excellent organizational skills
  • Strong knowledge of MS Office, Excel and Yardi preferred
  • Valid drivers license and access to a vehicle

Salary range: $100,000 - $120,000
