- Completes all building maintenance and service requests to the highest standards. This includes cleaning all common areas, supervising trade contractors, and record keeping of work performed
- Conducting minor repairs and Emergency Maintenance (appliance failure etc.), including plumbing, electrical work, painting, carpentry
- Knowledge and ability to make recommendations for preventative maintenance
- Distribution of fobs, parking passes and keys to residents
- Maintain an inventory of supplies and equipment needed for maintenance tasks
- Completes regular building and public realm audits to identify building/community deficiencies, maintenance issues, tenant breaches and follows up
- Works proactively to ensure the timely completion of all maintenance activities and adherence to preventative management programs and seasonal building maintenance
- Knowledgeable of the Building Emergency Response Plan and oversees the regular tests of emergency generators and fire alarm systems
- Safety procedures are established and communicated to minimize liabilities (i.e. minimize break-ins, community criminal activity, staff/resident injuries, fires, floods, etc.)
- Monitor the building's security systems, including CCTV cameras and access control systems
- Assists Property Leasing Administrators with administrative tasks, and communication with tenants
- Performs move-in and move-out inspections with residents
- Completes caretaker checklist prior to move in and reports any deficiencies, as well as move out inspection reports and notifies Property Manager of all concerns in a timely manner
- Knowledgeable of the legal obligations of the landlord as it pertains to tenant lease agreements, tenant rights as outlined by the RTB and the Residential Tenancy Agreement
- Respond to maintenance requests and completes daily reports of maintenance activities, repairs, and inspections
- Communicate with tenants regarding building maintenance schedules or disruptions
- Prepare reports on security and emergency incidents and other relevant matters as required
- Provides exceptional customer service and promptly responses to all tenant enquiries with a friendly, professional attitude
Competencies and Qualifications
- Strong English written and verbal communication. A second language will be considered an asset
- Basic knowledge of plumbing, electrical and carpentry repairs with experience in minor maintenance
- Attention to detail and accuracy on reporting
- Positive and discrete manner with excellent customer service skills
- Experience working safely with cleaning supplies and other chemicals used in building operations
- Working knowledge of RTA
- Ability to work on call and respond to emergencies after hours and on weekends, as needed
- Ability to work independently and prioritize tasks effectively
- Able to work collaboratively and is a strong team player
- Ability to perform physical manual labor and lift heavy objects if required
- Understanding of the Privacy Act and keeping information confidential
- Good working knowledge of technology and smartphones
