Responsibilities
- Thoroughly review RFQ documents and prepare all tender documents including but not limited to:
- Identifying and pre-qualifying suitable subcontractors and suppliers for each project, creating project-specific bid lists for BLT's review, and issuing tender documents accordingly.
- Developing detailed written scopes of work for each trade, clearly outlining known inclusions and exclusions while also addressing foreseeable scope gaps or undocumented requirements.
- Accurately completing bid forms, including all supplemental conditions, appendices, and owner-requested stipulations.
- Performing detailed quantity take-offs as required to support cost accuracy.
- Develop and maintain bid analysis templates that clearly break down scope and cost categories aligned with BLT's internal structure and reporting requirements.
Prepare a full range of construction estimates, including:
- Class D: Conceptual-level cost estimates.
- Class C: Estimates based on schematic design completion.
- Class B: Estimates developed at the end of design development.
- Updated Class B: Periodic updates as construction documents progress.
- Class A: Final pre-tender estimates based on 100% construction documentation.
- Collaborate with senior management to evaluate project opportunities, identify bid priorities, and apply estimating strategies that enhance accuracy, efficiency, and competitiveness.
- Engage with project managers and site staff to assess constructability challenges and propose effective, cost-conscious solutions.
- Conduct value engineering reviews and analyze alternative means and methods to identify the most cost-effective approaches where applicable.
- Interpret and process contract drawings and specifications with a high degree of accuracy, identifying coordination issues, omissions, or discrepancies and addressing them in a timely manner.
- Maintain up-to-date knowledge on construction material pricing and industry trends, ensuring estimates reflect current market conditions.
Requirements
- Positive energetic attitude.
- Strong communication skills (written, oral, and conflict resolution skills).
- Minimum of 3-5 years of directly experience as an Estimator in the Construction Industry (General Contractor experience preferred).
- Demonstrated knowledge and understanding of construction science as well as sequence of work from beginning to end of a construction project.
- Strong understanding of construction documents, from architectural, design, mechanical, electrical, structural, and civil.
- Strong understanding of Construction Contracts, Construction Law, and Procore & Bluebeam software.
- Valid driver's license with a good driving record, reliable vehicle, and the ability to travel.
