Overview

Reporting to the Director of Leasing, the Leasing Analyst is responsible for the professional analysis and administration of lead generation activities for Centurion Property Associates Inc. and its portfolio of multi-family residential apartment buildings in the Province of British Columbia.

The Leasing Analyst is accountable for the management of all related resources, contracts, tools and supplies to ensure Centurion Property Associates Inc. real property assets are effectively and efficiently maintained to established standards and within established budgets.

Responsibilities

Relationship Development

Develop and foster positive relationships with internal and external stakeholders. Establish meaningful relationships with Vendors. Ensure that a high level of client satisfaction is achieved through consistent attention to Centurions Vision, Mission and Values.

Ongoing Operations

Complete all assigned lead generation tasks on a daily basis. Post all available vacancies on Kijiji and other Internet Listing Services. Ensure that Centurion ads remain in high visibility on the listing page and can be easily found by prospective Residents. Ensure the accuracy of the information included in the ads such as pricing, layouts, and floorplans, updating them on a regular basis as the needs of the business change. Update the list of available apartments and apartment prices on the Centurion Website, ensuring absolute accuracy at all times. Proactively offer suggestions to the Director of Leasing regarding opportunities for increased lead generation of Centurion properties. Travel monthly to Surrey and Langford, British Columbia, to support leasing efforts across the portfolio. Manage the utilization and archive of all property photos. Analyze all data collected in the weekly traffic reports to identify current leasing opportunities and challenges. Assist in the maintenance of leasing trackers, periodically updating them to reflect accurate vacancy as required. Provide regular support to the leasing and operations teams, sharing market insights and recommendations. Assist with monitoring the efforts of the leasing teams to ensure that leasing targets and company objectives are being met. Assist with following up with Property Managers and Leasing Agents to ensure that there is a clear understanding of leasing priorities and methods. Ensure the lease approval process is being followed and identify any deficiencies. Report concerns to the Director of Leasing, offering suggestions for improvement. Provide recommendations on leasing rates and promotions. Liaise with marketing and call centre teams, ensuring that they are provided with the latest information on which buildings should be promoted and what new incentives are being introduced. Assist with the strategic positioning of properties in new markets. Maintain an in-depth knowledge of all Centurion owned and operated properties as well as the markets that they reside in at all times. Complete other duties as assigned.

Administration and Reporting

Assist with the completion of leasing reporting, highlighting any successes or areas of opportunities. Conduct regular market surveys and mystery shopping activities to gain a comprehensive understanding of competing properties, their offerings, and current market conditions.

Requirements

  • A passion for excellence in customer service delivery;
  • Experience in Property Management considered an asset;
  • Strong interpersonal and oral communication skills;
  • Excellent organizational skills with a strong ability to prioritize and multi-task;
  • Able to work both independently and comfortably as part of a team;
  • Aptitude for working in a deadline-oriented environment;
  • Detail-oriented; able to resolve problems using facts, sound reasoning and common sense;
  • Forward thinking with an ability to develop creative strategic solutions to difficult issues in a timely manner;
  • Willing to travel throughout the Province of British Columbia, specifically to Surrey and Langford on a monthly basis, as well as other provinces within Canada, as required;
  • Strong command of MS Office products: Word, Excel, PowerPoint, Outlook;
  • Commitment to discretion and confidentiality;
  • Content writing or experience preparing ad copy considered an asset; and
  • Experience with Yardi property management systems considered an asset.

Salary: $50,000.00 - $100,000.00/year
