Dream's Industrial Debt Team is seeking a Senior Analyst to support the underwriting, origination, and management of the debt portfolio. In this role, you will be responsible for a range of tasks, including conventional term mortgage financing, corporate credit facilities, sustainable finance initiatives, bond issuances, and hedging executions within and outside Canada. The industrial platform comprises $15 billion over 71 million square feet across Canada, Europe, and the U.S., and includes public and private vehicles.

What will you do in this role?

In this role, you will have the opportunity to support acquisition financing, underwriting, compliance, and reporting related to your debt portfolio. The Senior Analyst plays a central role, working cross-functionally with investments, asset management, corporate accounting, tax, ESG, insurance as well as external advisors including lawyers, brokers, and rating agencies. In this dynamic role, you will continually be challenged with complex projects and eventually grow to lead the debt process from start to finish within your portfolio.

You will be a key contributor in maintaining the risk management process and evaluating pipeline projects and loan structures to ensure that Dream is protected. You will have a direct impact on capital stack strategy and how we approach lenders and source competitive loan structures and terms. Your aptitude for learning and taking on new projects will deepen your knowledge of the real estate industry and different asset classes. Here are just some of the responsibilities you will take on:

  • Act as the internal point of contact for all debt-related queries from internal & external stakeholders.
  • Maintain the accuracy and completeness of the debt database in a highly organized fashion
  • Monitor compliance with debt covenants and manage compliance reporting and management reporting related to debt according to established schedules.
  • Collaborate closely with internal stakeholders to administer draws, rollovers, capital calls, and distributions.
  • Collect, consolidate, and verify inputs from various contributors and identify ideal financing candidates.
  • Conduct project, property, and portfolio-level financial and risk analysis and provide recommendations that align with strategic objectives to senior management.
  • Benchmark financing offers, compare and analyze term sheets and commitment letters.
  • Coordinate and review a wide variety of loan-related documentation initiated during the debt financing or renewal process, including credit agreements, financial documents, development plans/approvals, leases, purchase and sale agreements, among others. Liaise with lenders, internal cross-functional teams, and other stakeholders to ensure that all supporting documents and pre-funding conditions have been satisfied prior to receiving funds.
  • Instruct and interact with third-party partners during the loan closing process, including but not limited to JV partners, property managers, external consultants, and legal representatives, as well as internal asset managers and investment teams.
  • Handle special projects, ad hoc reports, and other activities as assigned.

  • Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation

What experience and skills are required?

  • 3+ years experience in Commercial Real Estate Financing/ Credit Risk Management/ Corporate Finance, Treasury/ Capital Markets at a lending institution/ alternative assets manager/ rating agency
  • Solid background of working on secured and/or unsecured borrowing, structured finance and syndicated loans
  • and unsecured debt financings, and preferably rating agency exposure
  • Advanced proficiency in Excel financial modelling, PowerPoint and Bloomberg
  • Ability to decipher complex language in loan documents and other contracts
  • Bachelor's degree in Finance, Accounting, Mathematics or comparable fields
  • Nice to have: CFA level 1 or above / CTP / Formal Credit Training
