As a Licensed Condominium Manager, youll independently manage a portfolio of properties with a high level of ownership and accountability. Youll be trusted to handle everything from building operations to board relations and owner communications, always bringing a detail-oriented mindset and a proactive approach to the job.

Key Responsibilities

Governance & Compliance

  • Ensure compliance with all relevant legislation (CMSA, Condo Act, PIPEDA, OHSA, AODA).
  • Advise the Board on governing documents, legal matters, and policy development.
  • Maintain accurate corporate records and manage insurance requirements.

Board & Owner Support

  • Facilitate Board, AGM, and owners meetings including preparation, attendance, and follow-up.
  • Assist Board members with required training and disclosures.
  • Prepare and issue Status Certificates, Information Certificates, and required filings.

Operations & Maintenance

  • Oversee site inspections, preventive maintenance, and repair programs.
  • Manage contractor lifecycle from selection to performance review.
  • Maintain inventories and supervise the allocation of parking, lockers, and other shared assets.

Emergency & Safety Preparedness

  • Implement fire safety plans and emergency protocols.
  • Participate in an on-call rotation for company-wide emergencies.

Financial Oversight

  • Prepare annual budgets and assist with Reserve Fund planning and audits.
  • Support financial reporting, invoice review, collections, and special assessments.

On-Site Staff Oversight

  • Supervise on-site employees, coordinate schedules, and contribute to performance evaluations.
  • Manage payroll-related tasks and required government filings.

Communication & Resident Services

  • Respond to communications within two business days.
  • Distribute notices, support resident onboarding/offboarding, and manage access tools.
  • Provide general guidance to the Board and enforce corporation policies.

Minimum Qualifications and Skills

  • 5 years experience in condominium management
  • Excellent communication and interpersonal skills, with a client-focused approach.
  • Strong organizational, multitasking, and time-management abilities.
  • Proficient in Microsoft Office Suite.
  • Ontario Licensed Condominium Manager General License

Desired Qualifications

  • RCM designation (considered an asset)
  • Bilingual (English/French)
  • Familiarity with productivity and task management platforms
