Job Description

Live-In Building Manager – 1029 Talbot Apartments

Location: St. Thomas, Ontario

Type: Full-Time (Live-in Preferred)

Compensation: $55,000

About the Role

We're looking for a warm, reliable, and community-minded Building Manager (or couple) to join the heart of our operations at 1029 Talbot—a brand-new 162-unit apartment community in St. Thomas.

This is not your typical superintendent position. This is a relationship-driven, on-site leadership role focused on helping residents feel safe, supported, and truly at home.

Start Date & Timeline

Start in July 2025 to:

- Learn the building layout and systems

- Support the leasing team

- Assist with deficiency review and organizing warranty documentation

Be fully embedded by August 1, when resident move-ins begin. Continue in a full-time, on-site leadership role moving forward.

Key Responsibilities

Pre-Occupancy (July - August 2025):

- Learn the building layout and familiarize with all unit types and common areas

- Assist with tours and lease signing

- Help review deficiencies and organize warranty documents or contracts

- Begin establishing relationships with incoming residents and trades

Post-Occupancy (August 2025 and beyond):

- Be a welcoming, reliable presence for residents

- Triage maintenance requests and dispatch trades

- Conduct light repairs and cleaning

- Maintain a visible daily presence through walk-throughs and inspections

- Support move-ins and move-outs

- Show vacant units when needed

- Respond to after-hours issues

Community Engagement

- Personally welcome new residents with a note or small gesture

- Coordinate small-scale social events like bingo nights, coffee gatherings, holiday socials

- Track and acknowledge birthdays or milestones

- Help build a sense of belonging and long-term connection to the building

Ideal Candidate (or Couple)

- Warm, people-first personality, and excellent communication skills

- Organized and proactive with a customer service mindset

- Comfortable with light maintenance or coordinating services

- Emotionally intelligent and trustworthy

- Experience in residential buildings, hospitality, or customer service

- Interested in being part of a mission to make 1029 Talbot feel like home

- Tech-savvy and comfortable using property management software and digital tools for communication, reporting, and scheduling

Compensation

- Live-in housing credit toward a unit at 1029 Talbot

- Full-time salary, competitive and commensurate with experience

- Potential for additional bonus based on tenant satisfaction and retention
