Job Description

Our client, a leading real estate developer with a strong track record of delivering high-rise, mid-rise, and townhouse communities, is seeking a Senior Estimator to join their team in Vancouver, BC. This role is ideal for an experienced construction estimator with a background in large-scale multifamily residential projects.

Key Responsibilities:

  • Prepare detailed and accurate pre-construction estimates for high-rise, mid-rise, and townhouse developments.
  • Develop early-stage budgets to support land acquisition and proforma analysis.
  • Complete full quantity takeoffs and manage the tendering process using Procore.
  • Draft and review scopes of work, contract packages, and procurement documents.
  • Collaborate closely with the development, construction, and procurement teams throughout all phases of pre-construction.
  • Participate in value engineering and cost-saving initiatives.
  • Support contract negotiations and provide insight on construction market trends and pricing.
  • Maintain relationships with trade partners, consultants, and internal stakeholders to ensure competitive pricing and project alignment.
  • Report directly to ownership and provide strategic input into project planning and execution.

Ideal Candidate Requirements:

  • Minimum of 5 years of experience in construction estimating, ideally with a developer or GC focused on large-scale multifamily projects.
  • Proven experience delivering budgets for high-rise residential towers is essential.
  • Strong knowledge of residential construction scopes, trades, and sequencing.
  • Proficient with estimating and project management software, including Procore.
  • Skilled in quantity takeoffs, tendering, contract drafting, and procurement.
  • Strong organizational, analytical, and communication skills.
  • A diploma or degree in Construction Management, Quantity Surveying, Civil Engineering, or a related field is preferred.
  • Able to work full-time, 5 days per week, from the downtown Vancouver office.
