Job Description

The Director of Investments & Asset Management - Commercial/Industrial will play a critical role in underwriting potential acquisitions and refinancing opportunities, overseeing capital expenditures, and conducting on-site property evaluations to identify investment opportunities. This individual will collaborate with internal and external stakeholders to ensure sound investment decisions, operational efficiencies, and value-add strategies across the portfolio.

Key Responsibilities:

Investments & Underwriting:

• Lead underwriting efforts for potential acquisitions and refinancing, analyzing financial statements, market trends, and risk factors.

• Develop financial models to assess investment viability, projected returns, and downside risks.

• Conduct due diligence, including property inspections, lease audits, and competitive market analyses.

• Collaborate with brokers, lenders, and legal teams to structure deals and negotiate financing terms.

• Present investment recommendations to the executive team and investment committee.

Asset Management & Capital Expenditures:

• Oversee business plans for existing assets, including repositioning strategies and value-add initiatives.

• Manage capital expenditure (CapEx) budgets, ensuring projects are executed on time and within budget.

• Monitor asset performance metrics and implement strategies to enhance NOI and property value.

• Work closely with property management teams to optimize leasing, rent growth, and operational efficiencies.

• Assess refinancing opportunities to improve portfolio leverage and financial performance.

Market Research & Site Visits:

• Regularly travel to potential and existing assets to assess investment potential and oversee ongoing projects.

• Evaluate market dynamics, including rental demand, tenant profiles, and competitive positioning.

• Identify emerging investment opportunities and recommend strategies for portfolio growth.

Qualifications & Experience:

• Bachelor's degree in Finance, Real Estate, Business, or a related field; MBA or CFA preferred.

• 7+ years of experience in real estate investments, underwriting, asset management, or acquisitions.

  • Must have experience with commercial/industrial real estate portfolio asset classes.

• Strong financial modeling skills and proficiency in Excel, Argus, and other real estate software.

• Proven track record of executing acquisitions, refinancing, and asset repositioning.

• Excellent negotiation and communication skills, with experience working with lenders and institutional investors.

• Willingness to travel frequently to evaluate properties and oversee asset performance.
