We are seeking a Facilities Specialty Teams Manager who embodies the qualities of a great leader: a strong motivator and an attentive listener. You excel at multitasking and consistently stay ahead of your responsibilities. In this role, you will manage our specialty maintenance teams, including mechanical, painting, pest control, and special projects crews. Your primary objective will be to ensure these teams perform at high levels of effectiveness while providing valuable feedback on systems and processes. Additionally, as needed, you will actively participate in general building and property maintenance alongside the team, ensuring that our customer service standards are upheld.

Your contributions to the team include:

- Lead and supervise the specialty maintenance teams responsible for mechanical systems, carpentry, painting, pest control, and special projects.
- Ensure adherence to established policies and safety procedures to maintain high standards and promote a safe working environment.
- Collaborate with mechanical technicians, carpenters, painters, pest control technicians, and special projects crews to achieve tenant satisfaction and meet company objectives.
- Report to the Facilities Manager on matters such as staffing, recruitment, physical condition of assets, and financial issues.
- Provide training and supervision to staff on existing and newly implemented policies and procedures.
- Offer technical skill support and training in residential building and property maintenance.
- Manage and prioritize preventative maintenance tasks to minimize disruptions and maintain optimal functionality.
- Support the inventory management program, ensuring adherence to processes and procedures.
- Regularly visit sites to inspect properties, identify any damages or inefficiencies, and verify the quality of maintenance work to uphold company standards.
- Collaborate with the coordination department in planning and implementing capital projects.
- Assist in the preparation and planning of the annual budget and provide regular reports on financial performance.
- Lead the recruitment process and oversee performance management activities for the specialty maintenance teams.
- Foster professional relationships with team members and ensure tenant satisfaction remains a top priority.
- Provide emergency support for asset stabilization and prepare team members to respond effectively in emergency situations.
- Take ownership of the region and explore opportunities to add value, contributing to the achievement of organizational goals.
- Address maintenance-related complaints, violations, and provide effective solutions.
- Support the prioritization of work order completion based on urgency and importance.

What you need to be successful:

- Previous experience in facilities management or a related field.
- Strong leadership, supervisory skills and effective computer skills. Experience using ERP or CMS is considered an asset.
- Excellent knowledge of building systems and asset management processes.
- Proficiency in residential building and property maintenance.
- Strong problem-solving and decision-making abilities.
- Exceptional communication and interpersonal skills.
- Ability to prioritize tasks, manage multiple responsibilities effectively, travel and work an unpredictable schedule up to 5-y days a week at any time,.
- Knowledge of budgeting and financial reporting.
- Familiarity with safety regulations and procedures.
- Proactive mindset and ability to identify areas for improvement.
