The Site Superintendent is a personable, service-oriented, self-motivated individual with strong maintenance and repair skills, and problem-solving skills. They are a collaborative team-player who is able to build professional relationships within the Strata organization and with the Condo residents.
Duties include, but are not limited to, the following responsibilities.

Responsibilities:
- Manage the owner experience end-to-end for the building, including overall building maintenance, repair, assistance with real estate agent showings, move in/outs', inspections, owner relations, and
- Promote resident satisfaction through the timely resolution of complaints, ongoing communication, and by maintaining the property in a clean, safe, and orderly state of repair.
- Perform safety and security checks.
- Clean snow and ice from walkways and parking areas
- Ensure that the appearance and physical aspects of the building(s) meet Strata Council standards and owner established standards through performing general repairs, cleaning and maintaining all common areas, grounds, performing routine site and safety inspections, and communicating concerns and requests to the Property Manager.
- Coordinate work activities and services from vendors and other contractors as needed by researching and identifying needs, supervising contractors, and ensuring open communication between contractors, owners, and project team members.
- Maintain inventory of supplies and equipment and make minor purchases as required and approved by Strata Council.
- Provide general assistance to skilled trade persons such as mechanics, electricians, carpenters and plumbers.
- Clean and professional appearance, presentable to the public at all times.
- Demonstrates a high level of integrity and professionalism.
- Secondary (high) school graduation certificate.
- Completion of a criminal record check satisfactory to the employer.
- Able to work independently.
- Able to lift/move up to 23 kg (50 lbs).
- Experience with; tools, power tools, basic carpentry, repairs.
- General maintenance and repair capabilities and able to perform routine maintenance and small repairs to Condo such as painting and/or drywall repair.
- General knowledge of electrical and plumbing.
- Experience in building management/maintenance, hospitality, or housing management considered an asset.
- Knowledge of mechanical, electrical, plumbing and HVAC considered an asset.
- Excellent customer service skills with the ability to listen to others, collaborate and resolve conflict.
- Detail oriented with ability to work independently and prioritize workload.
