Salary:

Angus Gardens Senior Citizens Complex isseeking a reliable, hands-on Part-Time Superintendent to support the day-to-day operations, maintenance, and tenant relations for a residential property. As the front-line representative of the management team, the Superintendent plays an important role in ensuring the property is safe, clean, well-maintained, and running efficiently, while delivering great service to residents.

Key Responsibilities:

  • Act as the main point of contact for tenants regarding maintenance requests, emergencies, and inquiries.
  • Conduct regular inspections of the property, identifying and addressing maintenance needs proactively.
  • Perform minor repairs, routine maintenance, and cleaning duties across the property, including common areas, laundry rooms, stairwells, and mechanical rooms.
  • Collect monthly rents, deposit funds within 24 hours, and issue receipts for cash payments.
  • Coordinate move-ins and move-outs, including suite inspections, completion of reports, and preparation of units for new tenants.
  • Assist with renting vacant units by showing suites, processing applications, and ensuring all leasing documents are completed.
  • Enforce building rules and regulations diplomatically, documenting any tenant issues or complaints.
  • Maintain building equipment such as snowblowers and vacuums; ensure proper care and storage.
  • Manage supply inventory and request replenishments as needed.
  • Respond promptly to on-call emergencies and after-hours issues.
  • Maintain records related to tenant vehicles, maintenance work orders, inspections, and incidents.
  • Assist in coordinating with contractors and vendors for major repairs or services.
  • Monitor and maintain fire safety equipment, emergency lighting, and other building systems as per required schedules.

Qualifications:

  • Experience in property/building management, maintenance, or a related field.
  • Understanding of building maintenance, cleaning procedures, and safety protocols.
  • Ability to perform minor plumbing, electrical, and general repair work.
  • Communication, organizational, and conflict-resolution skills.
  • Dependable, proactive, and able to work independently.
  • Comfortable using basic technology for work orders and record-keeping.
  • Must be available for emergency calls and weekend duties as required.
  • A valid drivers license and access to tools are preferred.

Schedule

Monday - Friday: 4 Hours per day (Typically 4 hours in morning)

Emergency phone for off-hours and Weekends on call.
