Job Summary:We are seeking a strategic and experienced General Manager to oversee the operational performance and asset management of our real estate portfolio. This leadership role is integral to maximizing property value and ensuring operational excellence across residential, commercial, and mixed-use assets. Acting with the same authority as a Director of Property Management, the GM will collaborate closely with development, leasing, and finance teams to drive performance, execute strategies, and support the company's long-term vision.Key Responsibilities:
  • Oversee day-to-day operations of the company's real estate assets, ensuring performance standards and operational efficiency.
  • Oversee the Planning process for obtaining municipality approvals on land entitlements.
  • Lead a cross-functional team of property managers, operations staff, and third-party service providers.
  • Develop and implement asset management strategies to optimize NOI and long-term value.
  • Analyze operational budgets, capital plans, and financial statements to ensure profitability and ROI.
  • Collaborate with leasing teams to monitor occupancy, renewals, and rent optimization strategies.
  • Drive tenant satisfaction and retention initiatives through service excellence and operational best practices.
  • Manage vendor relationships, contract negotiations, and procurement for building operations and capital projects.
  • Compile and analyze data on demographic, economic, legal, political, cultural, sociological, physical and other factors affecting land use
  • Confer with municipal, provincial and federal authorities, civic leaders, social scientists, lawyers, land developers, the public and special interest groups to formulate and develop land use or community plans
  • Assist in the preparation and recommend land development concepts and plans for zoning, subdivisions, transportation, public utilities, community facilities, parks, agricultural and other land uses
  • Assist with preparing plans for environmental protection, such as wildlife preserves, national and provincial parks, and protection of watersheds
  • Present plans to civic, rural and regional authorities and hold public meetings to present plans, proposals or planning studies to the general public and special interest groups
  • Review and evaluate proposals for land use and development plans and prepare recommendations
  • Process application for land development permits and administer land use plans and zoning by-laws
  • Formulate long-range objectives and policies relative to future land use and the protection of the environment
  • Supervise and coordinate work of urban planning technicians and technologists.
  • Ensure regulatory compliance, risk management, and adherence to safety protocols across the portfolio.
  • Provide strategic input for redevelopment, renovation, and value-add opportunities in conjunction with the development team.
  • Participate in senior leadership meetings, contributing to company-wide planning, forecasting, and reporting.
Qualifications:
  • 8+ years of progressive experience in real estate operations or asset/property management, including at least 3 years in a senior leadership role working on planning, asset management and acquisitions.
  • Bachelor's degree in Business, Real Estate, Finance, or related field (MBA or CPM/RPA designation is a strong asset).
  • Proven success in managing large-scale, multi-asset real estate portfolios.
  • Deep understanding of property operations, leasing strategies, asset management, and capital planning.
  • Strong leadership, negotiation, and communication skills.
  • Financial acumen and experience working with property financials, budgets, and reporting.
  • Proficiency with property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
