Job Overview: The Building Caretaker is responsible for maintaining the cleanliness, safety, and functionality of the building's common areas, facilities, and exterior spaces. This hands-on role involves routine maintenance, minor repairs, inspections, and responding to seasonal and situational needs to ensure a well-kept environment for all residents and visitors. Key Responsibilities:- Maintain cleanliness of all common areas, including hallways, courtyards, and building exteriors through sweeping, leaf removal, and garbage pickup.
- Skim the lagoon and clear intake systems to ensure proper water flow and cleanliness.
- Pressure wash exterior areas such as sidewalks, ramps, entrances, and lagoon walkways.
- Perform routine inspections and maintenance of door hardware, light fixtures, and mechanical/electrical rooms.
- Assist with minor repairs such as drywall patching, touch-up painting, and spot carpet cleaning.
- Ensure garbage and recycling areas are organized and clean, especially during peak holiday periods.
- Remove animal droppings from the property and maintain clean, hygienic outdoor spaces.
- Periodically sweep parkade areas to control dust and debris buildup.
- Monitor and clean air vents and filters to maintain proper airflow and hygiene.
- Conduct seasonal tasks such as watering plants and emergency snow removal/de-icing.
- Inspect paving stones and exterior surfaces to ensure safe and level walking conditions.
- Use ladders safely to clean interior/exterior lobby windows and access hard-to-reach areas when necessary.
- Prior experience in building maintenance, janitorial, or caretaker roles preferred.
- Ability to safely operate maintenance tools and equipment.
- Comfortable working outdoors in varying weather conditions.
- Capable of lifting up to [insert weight] and climbing ladders up to 10 feet.
- Strong attention to detail and ability to work independently.
- Basic understanding of mechanical, electrical, and safety systems is an asset.
- Ability to clean and monitor the property including stairs, hallways, parkade, interior, and exterior of building; lots of walking.
- Ability to physically pull and manage garbage bins
- Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.)
