Job Overview:As a Building Maintenance Technician, you will be responsible for the weekend preventative and corrective maintenance in vacant and occupied apartments including but not limited to minor plumbing, drywall repairs, minor electrical repairs, painting, and cleaning. The ideal candidate will possess the ability to think quickly on their feet, have excellent task and time management, and problem solving skills.This position will not require any repair that requires a licensed technician nor the removal or repair of hazardous material. Key Responsibilities:- Effective communication with the Property Manager as required
- Ensure completion of maintenance request forms in a timely manner.
- Ensuring the weekly report of callouts on Monday morning
- Replace light bulbs around the interior and exterior of the property and complete daily light check log.
- Pool maintenance as well as maintenance of common equipment.
- Keep a daily log of work that has been completed and other records for units and building maintenance.
- Be diplomatic when dealing with residents, staff, and contractors.
- Experience with maintaining building and mechanical systems, and basic handyperson skills is required.
- Experience with pools and a pool certificate is required or willing to acquire.
- Residential Maintenance/Trades experience is required.
- Strong communication skills, verbally and in writing with Property Manager, Tenants and Support Staff
- Valid Driving License and a Vehicle.
- Ability to patrol the property including stairs, hallways, interior, and exterior
- Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.)
- Ability to lift 50 pounds
- Ability to use standard building equipment (vacuum, climb a ladder, mop, handyperson tools for minor maintenance, power washer, leaf blower, etc.)
