We are seeking a reliable, hands-on Superintendent to manage the day-to-day operations, maintenance, and tenant relations for a residential property. As the front-line representative of the management team, the Superintendent plays an important role in ensuring the property is safe, clean, well-maintained, and running efficiently, while delivering exceptional service to residents.
Key Responsibilities:
- Act as the main point of contact for tenants regarding maintenance requests, emergencies, and inquiries.
- Conduct regular inspections of the property, identifying and addressing maintenance needs proactively.
- Perform minor repairs, routine maintenance, and cleaning duties across the property, including common areas, laundry rooms, stairwells, and mechanical rooms.
- Collect monthly rents, deposit funds within 24 hours, and issue receipts for cash payments.
- Coordinate move-ins and move-outs, including suite inspections, completion of reports, and preparation of units for new tenants.
- Assist with renting vacant units by showing suites, processing applications, and ensuring all leasing documents are completed.
- Enforce building rules and regulations diplomatically, documenting any tenant issues or complaints.
- Maintain building equipment such as snowblowers and vacuums; ensure proper care and storage.
- Manage supply inventory and request replenishments as needed.
- Respond promptly to on-call emergencies and after-hours issues.
- Maintain records related to tenant vehicles, maintenance work orders, inspections, and incidents.
- Assist in coordinating with contractors and vendors for major repairs or services.
- Monitor and maintain fire safety equipment, emergency lighting, and other building systems as per required schedules.
Qualifications:
- Proven experience in property/building management, maintenance, or a related field.
- Strong understanding of building maintenance, cleaning procedures, and safety protocols.
- Ability to perform minor plumbing, electrical, and general repair work.
- Excellent communication, organizational, and conflict-resolution skills.
- Dependable, proactive, and able to work independently.
- Comfortable using basic technology for work orders and record-keeping.
- Must be available for emergency calls and weekend duties as required.
- A valid drivers license and access to tools are preferred.
