Position Overview
We are seeking a dedicated and experienced live-in superintendent (individual or couple) for the day-to-day management and upkeep of properties in the Ottawa area. You will be dedicated to providing exceptional living experiences for our residents, building strong, vibrant communities where residents feel at home. You will be a key ambassador for our company and play a vital role in ensuring an exceptional resident experience.This position ensures a safe, clean, and welcoming environment while fostering a strong sense of community. As a brand champion, you will also uphold our company values and maintains a high level of professionalism and service in all interactions.
Key Responsibilities
Property Maintenance and Repairs
- Perform routine inspections of the property to identify maintenance needs.
- Conduct repairs and maintenance tasks promptly and efficiently.
- Coordinate with contractors for specialized repairs when necessary.
- Maintain cleanliness and organization of common areas, including hallways, lobby, and outdoor spaces.
Tenant Relations
- Act as the primary point of contact for tenant inquiries, requests, and concerns.
- Provide exceptional customer service and address tenant issues in a timely manner.
- Foster positive relationships with residents to promote a sense of community and satisfaction.
Building Security
- Monitor building security systems and respond to any security breaches or emergencies.
- Enforce building rules and regulations to ensure the safety and security of residents.
- Coordinate with local authorities and emergency services when needed.
Administrative Duties
- Maintain accurate records of maintenance activities, repairs, and expenses.
- Assist in the management of rental applications, leases, and renewals.
- Manage inventory of supplies and equipment needed for property maintenance.
Groundskeeping and Landscaping
- Oversee landscaping and groundskeeping duties, including lawn care, snow removal, and landscaping projects.
- Ensure the exterior of the property is well-maintained and aesthetically pleasing.
Emergency Response
- Be available for on-call duties during evenings, weekends, and holidays to address emergencies promptly.
- Respond to emergency maintenance requests and take appropriate action to resolve issues.
Qualifications
- Previous experience in property management, building maintenance, or a related field is required.
- Strong problem-solving skills and the ability to troubleshoot maintenance issues effectively.
- Excellent communication and interpersonal skills.
- Ability to work independently as well as part of a team.
- Basic knowledge of plumbing, electrical, and HVAC systems is preferred.
- Willingness to live on-site and be available for on-call duties as needed.
- Ability to handle emergency situations with professionalism and efficiency.
- Familiarity with property management software and digital communication tools is an asset.
