Position Overview:

Forum is seeking a Sr. Analyst, Real Estate Development to play an impactful role within Forum's largest and growing platform – it's real estate business. With its focus on owning and developing (i) High turnover rental housing such as purpose built student accommodations and micro-units (ii) Self-storage facilities and (iii) Commercial assets secured by credit tenant leases — Forum's real estate business is poised for growth notwithstanding the challenging macro environment.

Reporting to the Managing Director, Real Estate Development with a dotted line to Directors within the Real Estate Investments team, the Sr. Analyst, Real Estate Development will play a pivotal role in creating and managing project pro-formas as well as providing critical support in financial modeling, underwriting, market analysis and construction cost analysis that are necessary in order to deliver on the successful execution and progression of real estate development projects. This role requires keen attention to detail, strong analytical skills, an understanding of real estate development and a proactive approach to managing financial responsibilities and project timelines and key milestones. The ideal candidate is passionate about development and currently holds an analytical role at a real estate development firm based in Canada.

Key Duties and Responsibilities:

  • Project Management Oversight:
    • Meticulously maintain active development project pro-formas, including updating actuals, revising forecasts, quarterly reporting, current market assumptions, approval and construction timelines and performing variance & scenario analyses.
    • Support the development and investment team with ad-hoc reports, investment committee presentations for major project milestones and due diligence for new acquisitions efforts.
  • Investment Analysis and Reporting:
    • Perform analysis of development feasibility and investment underwriting support to assess the economics and risks of potential investment and development opportunities.
    • Conduct comparable research and market analysis as needed to evaluate investment theses and support strategic decision-making.
    • Have a working knowledge and market understanding of current soft and hard cost assumptions as it relates to project team consultants and construction materials.
    • Prepare and deliver quarterly financial reports and monthly reports, ensuring accuracy and compliance with internal and external requirements.
    • Update financial models, including comparisons and analyses, particularly during time-sensitive periods at quarter ends.
  • Strategic Support and Execution:
    • Assist in capital sourcing activities, including preparing materials for financing presentations and investment pitchbooks.
    • Support the investment and development team during critical deadlines, providing due diligence and ensuring thorough preparation and documentation.
    • Support development-related work, including tracking policy changes at all levels of government, industry trends that include sales and lease rates, market cost assumptions and proforma project presentations and reporting for development projects.
  • Collaboration and Team Support:
    • Serve as a second pair of eyes for critical financial documents and project handoffs, ensuring accuracy and thoroughness.
    • Work with multiple specialized internal teams to incorporate key inputs into project proformas and investment and development analysis.

Candidate Profile:

  • Experience at a residential real estate development firm is required;
  • 3+ years experience and Bachelor's degree in Finance, Commerce or Real Estate;
  • Strong analytical and quantitative skills, with proficiency in financial modeling and analysis, and knows the ins and outs of development pro-formas;
  • Numbers oriented and data driven with excellent Excel skills; Understanding of critical items related to development projects including equity waterfalls and construction s-curves;
  • Understanding of the development approval and construction process, key milestones and assumptions;
  • Detail-oriented with an aptitude for critical thinking and problem-solving;
  • High sense of urgency, with a demonstrated ability to execute multiple competing priorities in a fast-paced and high-volume environment; and
  • Passionate about maximizing their work experience in an entrepreneurial environment and embraces long work hours
