The Managing Director, Real Estate Operations will execute the Company's strategy related to new business development and client satisfaction by directing and supervising activities, initiatives, and programs that create new business opportunities, drive growth, and achieve client satisfaction and retention. This role will also include formulating and developing annual financial goals and business plans that align to the Company's strategy related to the business line.

JOB DESCRIPTION

· Leads and coordinates initiatives, activities, and strategies for new business and market development by identifying potential clients, initiating and cultivating relationships, soliciting business, creating and presenting formal business proposals and pitches, and following up to consummate the business transaction.

· Develops promotional communication materials, brochures, new business pitches, and other collateral material, leads preparing proposals and responses to RFPs for current and future clients, and promotes the Company by making compelling presentations about its offerings, services, and benefits.

· Executes the Company's new business development strategy by monitoring and analyzing market information and trends for opportunities and potential threats, making recommendations, and taking action to secure the Company's business relationship with clients and/or the Company's market position.

· Establishes internal communication networks and client relationship management systems to promote the exchange of information among team members related to client activities, decisions, and issues, and ensure effective management of the client communication process.

· Coordinates, implements, and finalizes due diligence assignments, and acts as liaison with brokers for new fee management business opportunities.

· Establishes staffing requirements for the Region in line with the Company's human resource philosophy, oversees the acquisition, development, and retention of team members, and hires, develops, and manages the team of city property leaders in achieving the financial and operational targets established in the annual budgets.

· Formulates and develops annual budgets and business plans for the Region in alignment with the Company's long-term strategic goals, tracks and manages revenue and expense results, acts quickly to investigate and correct issues creating negative variances to budget, and reports to the executive team on the Region's performance relative to projections and budget.

· Drives profitability and growth in the Region by establishing a network of real estate contacts and clients and by aggressively pursuing and securing management contracts. Acts as the Company's representative in negotiating new business, servicing existing clients, and identifying other transaction opportunities.

· Manages client retention for both internal and external clients and satisfaction by maintaining ongoing communication, providing detailed reports, market updates, and financial analysis on the performance of the portfolios, acting quickly and with urgency to address client concerns, questions, or requests, and reviewing and acting on client satisfaction survey results. Work with the Controller, property accountants, and others to ensure the timely production and reconciliation of financial data provided to clients.

· Participates with the Company's senior leaders in routine market review discussions to examine the overall operational, financial, and client satisfaction results for the communities within the markets, present and justify business plans, make asset management recommendations, and review growth projections.

· Ensures compliance with the Company's policies and procedures related to the selection and use of vendors, contractors, and other service providers by reviewing and approving proposed contracts, researching and communicating ongoing work quality and status, processing invoices, change orders, and other statements of work, and ensuring open communication between consultants and Company project team members.
