Our client is a reputable and well-capitalized real estate developer with a strong track record of delivering high-rise, mid-rise, and townhouse communities across the Lower Mainland. They are seeking an experienced Chief Estimator to lead pre-construction cost planning and estimating efforts for residential tower and wood-frame development projects.
Key Responsibilities:
- Lead Class D through A estimating for residential high-rise and wood-frame projects
- Develop early-stage Class D budgets to support pro forma analysis and land acquisitions
- Prepare elemental and unit-rate takeoffs using tools such as On-Screen Takeoff, Bluebeam, and Excel
- Deliver detailed Class C/B/A estimates with trade input and design progression
- Maintain internal cost databases and update regional pricing benchmarks for labour, materials, and subtrades
- Collaborate with consultants, trades, and internal teams to validate scope, market conditions, and escalation risks
- Support design development with cost input and attend coordination meetings as needed
- Assist with RFPs, bid reviews, construction budgeting, and procurement planning
- Lead value engineering initiatives and identify cost-saving opportunities
- Mentor junior estimators and promote knowledge-sharing across the pre-construction team
- Support change order reviews and overall pre-construction strategy with project leaders
Qualifications:
- 10+ years of estimating experience, with a focus on residential high-rise and wood-frame developments
- Proven ability to deliver accurate Class D to A estimates in a developer or GC environment
- Proficient in On-Screen Takeoff, Bluebeam, and Excel-based estimating templates
- Strong knowledge of construction scopes, local market pricing, and trade sequencing in the Vancouver region
- Skilled in cost planning frameworks such as UniFormat and MasterFormat
- Excellent communication, organizational, and leadership skills
- Degree or diploma in Construction Management, Quantity Surveying, or Engineering; PQS designation is an asset
