Financial Controller - Real Estate Investment & Development
A Toronto-based private firm specialising in real estate investment, redevelopment, and asset management is searching for a Financial Controller to join its leadership team. The company manages a substantial commercial portfolio and focuses on acquiring value-add opportunities across North America and optimizing them through active repositioning and strategic stewardship.
The Role:
This position offers a rare opportunity to take ownership of the whole financial function within a dynamic, entrepreneurial environment. Reporting directly to senior leadership, the successful candidate will oversee day-to-day financial operations while playing a critical role in broader planning, reporting, compliance, and transactional analysis.
Core Responsibilities:
- Managing all core accounting activities, including reconciliation, journal entries, ledgers, payables/receivables, and billing cycles.
- Reviewing financials from joint ventures and providing insights on third-party reporting.
- Monitoring leasing and capital expenditure transactions, emphasizing cost tracking and forecasting.
- Participating in financial analysis and due diligence for property acquisitions, sales, and financing.
- Coordinating Canadian and U.S. audit files and collaborating with external auditors.
- Assisting in budget preparation and financial modelling with leasing and capex input.
- Overseeing statutory filings, including GST/HST and IRS/CRA compliance.
- Producing monthly financial reports, variance analysis, and recovery assessments.
- Contributing to treasury planning and cash flow management.
Candidate Requirements:
- CPA designation and a degree in accounting, finance, or a related field.
- Minimum 10 years of accounting experience, preferably in real estate, development, or asset management.
- Familiarity with ASPE; tax knowledge is advantageous.
- Strong analytical, communication, and project management skills.
- Advanced Excel skills; experience with property management software (e.g., Yardi) is an asset.
- Self-starter with the ability to manage multiple priorities independently.
Additional Information:
- This is a full-time, on-site role based in Toronto.
- Compensation: Approximately $140,000-$170,000, based on experience.
