THE ROLE

The Building Operator will be involved in monitoring and maintaining building equipment and systems, supervising contractors, and ensure compliance with safety regulations. They will be responsible for performing general repairs, managing HVAC systems, overseeing capital projects, and ensuring fire safety protocols are followed.

WHAT YOUR DAY LOOKS LIKE

• Perform daily property inspections at designated properties, arrange for repairs and maintenance as necessary
• Complete monthly property inspection reports
• Respond and troubleshoot service calls relating to tenant concerns, always ensuring of timely follow up
• Assist Property Managers with preparation of annual operating budgets, including gathering of required quotations, proposals, etc., as required
• Supervision and coordination of all contractors and suppliers for property contracts and services
• Assist with preparing and gathering all required tendering and quotations for maintenance requirements including landlord work and tenant improvement projects, as requested
• Prepare as required all insurance reports for any property incidents
• Participate with on call rotation
• Assist in enforcing building rules and regulations
• Assist in proactive property operating cost reduction and risk liability
• Assist in environmental inspections for tenant uses as required
• Assist in record keeping for standard preventative maintenance programs
