Role Description
Equium Group is seeking a Senior Residential Property Manager to oversee the daily operations, maintenance, and tenant relations across a portfolio of residential properties. This role requires strong leadership, attention to detail, and a commitment to delivering exceptional service to residents and property owners.
Key Responsibilities
- Provide leadership and guidance to a team of property managers, offering mentorship and assisting with escalated tenant or property issues as required.
- Manage day-to-day operations of residential properties, ensuring a high standard of maintenance, safety, and cleanliness.
- Coordinate and supervise maintenance and repair work, including hiring and managing contractors.
- Respond to tenant inquiries, service requests, and concerns promptly and professionally.
- Oversee lease agreements, including renewals, negotiations, and move-in/move-out processes.
- Approve vendor invoices and ensure work is completed to standard and within budget.
- Conduct regular property inspections and identify areas for improvement.
- Maintain strong relationships with property owners, providing regular updates and performance reports.
- Ensure timely rent collection and manage arrears, including legal follow-up if necessary.
- Handle security deposit reconciliations and move-out inspections.
- Coordinate capital improvement and renovation projects.
- Ensure compliance with local, provincial, and federal regulations, including the Residential Tenancies Act.
- Provide support and coverage for other portfolios when needed.
Qualifications and Skills
- Minimum 5+ years of progressive experience in residential property management.
- RECA (Real Estate Council of Alberta) license required.
- Post-secondary education in Property Management, Business Administration, or a related field.
- Certified Property Manager (CPM), Real Property Administrator (RPA), or equivalent designation is an asset.
- Strong knowledge of the Residential Tenancies Act and relevant housing legislation.
- Proven experience managing vendor contracts, budgeting, and financial reporting.
- Experience overseeing renovations, capital projects, and preventative maintenance programs.
- Proficiency in property management software and Microsoft Office Suite.
- Valid driver's license and reliable transportation
- Exceptional leadership and team management skills.
- Strong interpersonal and communication abilities for tenant and owner relations.
- Highly organized, with the ability to manage multiple properties and priorities effectively.
- Problem-solving mindset with keen attention to detail.
