We're looking for a Maintenance Manager in the Real Estate Development industry.

The Maintenance Manager oversees the maintenance and repair of site-level components across managed properties. This role ensures facilities are safe, functional, and visually appealing through ongoing assessments and improvements.
Maintenance Manager responsibilities:
- Ensure all properties maintain a clean and professional appearance.
- Organize, supervise, and hold contractors accountable for maintenance work on-site.
- Implement and uphold maintenance standards for grounds and facilities, focusing on cleanliness, functionality, and preventative care.
- Address maintenance concerns and establish preventive maintenance programs to reduce downtime and repair costs in collaboration with property managers.
- Manage procurement processes for contracts, materials, and labor.
- Assist in developing and adhering to the maintenance budget.
- Coordinate and oversee maintenance contracts, including warranty audits of recent projects.
- Conduct annual inspections of all properties to ensure compliance with established standards.
- Occasionally assist with internal maintenance tasks, such as landscaping and snow removal.
- Oversee the fleet of vehicles and equipment, managing budgeting, maintenance schedules, and repairs as per the Capital Replacement Plan.
- Supervise a team of maintenance technicians, coordinating with vendors and managing schedules and budgets.
- Comply with workplace health and safety regulations.
The successful candidate has:
- Minimum Grade 12 education.
- Experience in Developer and/or Property Managment Industry
- Experience managing 1500+ units
- Certification in a construction-related trade; Journeyman certification in Carpentry is a plus.
- Ability to operate heavy machinery, including aerial lifts and skid steer loaders.
- Proficiency in Microsoft Office and willingness to learn new software.
- Capability to perform physical tasks, including lifting and moving materials, and standing or walking for long periods.
- Willingness to work in various weather conditions.
- At least 2 years of relevant experience, including supervisory roles.
- Familiarity with Workplace Safety and Health Act regulations and a proven track record of compliance.
- Valid Manitoba driver's license: Class 3 license is an advantage.
- A Collaborative individual with strong communication skills
- Ability to use Financial Insights to guide decisions
- Skilled in both Client and Customer relations
Compensation and benefits:
- The discussed salary range is $90,000 - $110,000, depending on experience
