The Director, Residential Marketing, will be responsible for setting out marketing strategies for projects in collaboration with other functional groups at the acquisition stage and through to execution. As such, the Director will lead an internal and external marketing team. The ideal candidate is energetic, entrepreneurial, innovative, ambitious with a "can-do" attitude and who is not afraid to challenge the status quo in achieving success.
SKILLS AND COMPETENCIES
- Bachelor's Degree in business, marketing, and other real estate related qualifications
- Minimum of 7 years of progressive leadership experience in real estate marketing strategies, including working directly for a developer in low rise developments
- Acting as a point of contact, provide instruction and guidance to external marketing team throughout the development lifecycle of a project
- Deep understanding of the new home industry

RESPONSIBILITIES
- Direct and execute on the company's residential marketing strategies across all projects in deep collaboration with an agile, cross-functional team and external partners (e.g. agencies, consultants, JV partners and more)
- Strategic marketing :
- Contribute to decision-making during acquisitions, design, entitlement, construction and customer experience stages of every project
- Ensure cohesive marketing plans are established for all new developments and, when applicable, identify and manage related external consultants (e.g. branding, PR, operators, etc.)
- Identify target market (end user vs investor in case of condos), demographics and specific drivers in marketing individual projects
- Using a sophisticated data analytics approach, forge deep understanding of current and potential customer base and devise optimization strategies
- Recognize key sales features of various developments and ensure these are implemented on those projects
- Internal leadership:
- Monitor industry best-practices, market trends, emerging processes and technologies, share and implement these learnings internally
- Help maintain strong operational frameworks that empower the team to work in an agile, responsive manner in a fast-paced, high-volume environment; oversee the ongoing evaluation and improvement of related systems, processes and tools
- Actively encourage inter and cross-functional collaboration, workflows and efficiencies
- Proactively coach, mentor and guide the performance, skill and competency development of colleagues
- Deepen personal understanding of the company's strategy on an ongoing basis
