Key Responsibilities of the Project Manager:

- Conduct thorough reviews of documents, project drawings, contracts, and specifications, promptly communicating potential issues or conflicts to the relevant team members.

- Effectively manage expenditures by meticulously reviewing & approving invoices and controlling labor and material costs in alignment with the project budget and estimates.

- Prepare contracts and confidently negotiate revisions, changes, and additions to contractual agreements.

- Serve as a liaison between the project team, clients, consultants, and subcontractors.

- Possess knowledge of Change Order preparation, subcontract writing, Purchase Orders, and the review of shop drawings, along with a basic understanding of contract law.

- Issue or respond to Requests for Information (RFIs).

- Ensure timely and accurate billing for Owners.

- Engage professionally with Owners and Architects, effectively communicating the company's concerns and best interests.

- Collaborate with the Project Superintendent to develop the project schedule, allowing for progress measurement and prioritization that impacts timelines and identify critical path items.

Qualifications and Experience Required for the Project Manager:

- A minimum of 5 years of experience in construction management, preferably with a general contractor.

- Proven experience in managing projects valued at over $10 million.

- Background in institutional, commercial, and industrial construction.

- Gold Seal Certification and/or Post-secondary education in Construction or Project Management, with an AScT or Dipl.T. within British Columbia considered an asset (or an approved equivalent).

- Proficient understanding of construction scopes, scheduling, project management, and contract software.

- Exceptional communication skills.
