We are seeking a dedicated and proactive Building Manager/Leasing Agent to oversee the daily operations of our residential property and manage leasing activities. This role requires availability during weekends and evenings to accommodate tenant needs and prospective renters' schedules.

Key Responsibilities:

  1. Property Management:
  • Oversee the maintenance and upkeep of the building, ensuring all common areas are clean and well-maintained.
  • Coordinate with maintenance staff and contractors for repairs and improvements.
  • Conduct regular inspections to ensure compliance with safety regulations and building codes.
  • Address tenant concerns and resolve issues promptly and professionally.
  1. Leasing Activities:
  • Manage the leasing process from initial inquiry to lease signing.
  • Conduct property tours for prospective tenants, highlighting key features and benefits.
  • Screen and evaluate potential tenants, including background and credit checks.
  • Prepare and execute lease agreements, ensuring all documentation is complete and accurate.
  • Maintain up-to-date records of all leasing activities and tenant interactions.
  1. Tenant Relations:
  • Foster positive relationships with tenants, addressing their needs and concerns.
  • Organize community events and activities to enhance tenant satisfaction and engagement.
  • Communicate regularly with tenants regarding building updates, maintenance schedules, and other relevant information.
  1. Administrative Duties:
  • Maintain accurate records of rent payments, lease agreements, and maintenance requests.
  • Prepare monthly reports on occupancy rates, leasing activities, and maintenance issues.
  • Assist in budgeting and financial planning for property operations.
  1. Availability:
  • Work flexible hours, including weekends and evenings, to accommodate tenant needs and leasing activities.

Qualifications:

  • High school diploma or equivalent; Bachelor's degree in Property Management, Business Administration, or related field preferred.
  • Proven experience in property management and leasing.
  • Strong interpersonal and communication skills.
  • Excellent organizational and time-management abilities.
  • Proficiency in property management software and Microsoft Office Suite.
  • Knowledge of local housing laws and regulations.
  • Ability to work independently and as part of a team.
