About the Role
The Financial Planning and Analysis (FP&A) Manager is a key role responsible for developing and maintaining Cedar Coast's complex financial models to support strategic decision-making and business growth. The FP&A Manager is also responsible for data management activities, as well as the design, implementation, and maintenance of reports, dashboards, and other analytical tools and processes. This individual will manage one direct report and work closely with senior management to provide critical financial insights and ensure the company's financial objectives are met. The ideal candidate will have a strong background in financial modeling, forecasting, and budgeting within the real estate industry, as well as proven leadership abilities.
Key Responsibilities
- Financial Modeling: Design, develop, and maintain detailed financial models and proformas to evaluate investment opportunities, assess development projects, and guide decision-making in all phases of real estate development (from acquisition to disposition).
- Budgeting: Assist with the annual operating budgeting and reporting processes through the development of budgeting tools and standard reporting metrics and templates.
- Forecasting: Contribute to the development and updating of forecasts and cash flow projections based on financial performance, project performance, and market conditions.
- Financial Reporting: Prepare accurate, comprehensive, and timely financial reports, including variance analyses and project key metric (e.g., ROI and IRR) reports, for senior management and stakeholders. Assist with executive presentations for partner meetings and investor relations.
- Business Partnering: Collaborate closely with business development, operations, treasury, accounting, tax, investor relations, and executive teams to provide financial insights that drive strategic initiatives, optimize profitability, and manage risk.
- Management of Direct Report(s): Supervise and mentor a financial analyst, providing guidance on financial analysis, career development, and work performance. Foster a collaborative and high-performance environment.
- Process Improvement: Continuously improve financial planning processes and tools to increase efficiency, accuracy, and scalability. Implement best practices and automation where possible.
- Ad-hoc Analysis: Provide financial support for special projects, such as debt and equity capital raises, and joint ventures, as needed.
Qualifications:
- Education: Bachelor's degree in Finance, Accounting, Economics, or related field. MBA, CPA, or CFA is a plus.
- Experience: Minimum of 5 to 7 years of experience in FP&A, with at least 3 years in a real estate development or investment management role, and a familiarity with limited partnership and joint venture legal concepts. Previous experience building and maintaining financial models for real estate development projects is required.
- Leadership: Proven track record in leading a team, fostering a collaborative and fun culture, and driving high levels of performance in a fast-paced, deadline-driven environment.
Skills:
- Expertise in financial modeling and forecasting in Excel. Experience with Argus Developer software, including implementation and configuration is an asset.
- Strong knowledge of real estate development finance, including construction budgets, cash flow analysis, financing structures, and market analysis.
- Experience with budgeting, financial reporting, and variance analysis.
- Highly analytical with a proven ability to draw actionable insights from data.
- An attention to detail and dedication for ensuring quality and consistency.
- Exceptional interpersonal skills with the ability to communicate complex financial data to non-financial stakeholders.
- Demonstrated ability to manage and mentor direct reports effectively.
- Adaptable; able to shift priorities and remain organized in a changing environment.
- Proficient with other Microsoft Office tools, including Outlook, Word, PowerPoint, and SharePoint.
- Experience with data management software (Power BI, Python, etc.), data tools within Excel (VBA, Power Query & M language), and/or coding is a benefit.
